Bank Monitoring (IMS) – What It Means

As part of the surveying team, Rosetta also undertakes Independent Monitoring Surveyor (IMS) work — also known as bank monitoring.

This involves producing regular reports for banks and lenders, confirming project viability, progress on site, cost movements, and risks.

The Junior QS will assist with preparing these reports, attending site visits, and handling supporting information. It’s an ideal entry point for understanding how developers, lenders, and contractors collaborate to deliver schemes.

Role Overview

This is a full-time, 100% office-based role designed to support the day-to-day operations of the Rosetta Group. It includes a mix of admin, technical assistance, and site-based observation across surveying, monitoring, and contracting.

Key Responsibilities
  • Assist with bank monitoring reports and supporting documentation
  • Attend site visits for surveying, bank monitoring and contracting purposes
  • Input and manage forms, logs, and schedules for contracting workflows
  • Support contractor-side QS duties: materials tracking, subcontractor costs, progress schedules
  • Support PQS/client-side tasks: cost planning, valuations, reporting
  • Assist with project management, contract administration, and employer’s agent services
  • Provide office-based admin support
  • Help with programme tracking and progress updates using digital tools
  • Maintain clear, organised project files across multiple workstreams
Candidate Requirements
  • Enthusiastic, adaptable, and proactive – willing to work across disciplines
  • Exceptionally IT-literate – confident with spreadsheets, forms, cloud tools, and new platforms
  • Able to learn software quickly and contribute to efficiency improvements across the business
  • Strong written and organisational skills
  • Essential: Microsoft Office (Word, Excel, Outlook, Teams)
  • Desirable (training provided): Copilot, ChatGPT, Planyard, Xero, Microsoft Project, CostX or similar
  • Exposure to construction or property is helpful but not essential

Full-time, permanent

100% office-based – no hybrid or remote working
