Job description

Careers4Change is delighted to be supporting SASC in their search for an Investment Director

Role Purpose

SASC is an ambitious, fast-growing social investment fund manager providing flexible finance to inspiring social sector organisations. Our investment approach puts social impact at the heart of everything we do: we are committed to developing creative solutions that will enable organisations to grow and continue delivering scalable and sustainable solutions to social issues.

Established in 2014, we work with organisations who are tackling entrenched social issues such as poverty, homelessness, social isolation and unemployment and we have committed more than £100m of capital so far, right across the UK.

In May 2019, we launched our Social and Sustainable Housing fund (SASH), that provides loans to charities to enable them to purchase housing for the vulnerable people they support.

Following the recent successful close of our SASH II fund’s final funding round (launched in October 2022), we’re excited to grow our investment team. We’re seeking a Director to co-lead our UK-wide deal generation and origination. Given our specific funds for Scotland, a significant portion of your initial deal activity will be concentrated there, with the remainder throughout England. Furthermore, there will be exciting opportunities to originate new deals from our newest high-impact housing fund, currently in development.

Major Elements of the Role

Responsibilities

The Investment Director role interacts regularly with all parts of the organisation. Your time will be split between originating new projects and deal execution. More specifically:

  • Business development to originate new investment projects & build SASC’s profile within the sector.
  • Credit assessment (both financial and social) of applications for funding, from review of initial business plan through detailed due diligence and research.
  • Financial modelling – updating financial models to test property portfolio yields and loan-to-values and to structure solutions, and guiding management teams through these model assumptions and results.
  • Preparation and presentation of financing proposals to investment committee.
  • Negotiation of terms and conditions with borrowers, alongside legal advisers.
  • Work closely with our portfolio team during the handover phase.

Team & Colleagues

  • The Investment Director will work alongside another Investment Director (remote) and also collaborate closely with the Portfolio team, which comprises 5 individuals.
  • Work collaboratively with colleagues across SASC to support organisation wide initiatives and projects
Qualifications

About You

Whilst you will need a track record in business lending or corporate finance, we are really looking for someone who is people-driven with a problem-solving mindset, empathetic, resourceful and intellectually curious:

  • A passion and commitment to the work and values of SASC, with a demonstrable interest/experience in the social impact investment sector or supporting social enterprises.
  • An independent self-starter, with a capacity to coach and lead a small team of junior staff.
  • Able to interact effectively with a wide range of stakeholders, with different levels of financial expertise.
  • Strong team player who thrives in a busy environment and is able to work on their own initiative within a small team.
  • Numerate with an ability to analyse company financial statements and the common-sense to identify and assess key business risks.
