Job description

A vacancy has arisen for an Intern to join the Investment Team at GPE as an Investment Analyst for a period of 12 months.

GPE is a highly respected central London property investment and development company quoted on the London Stock Exchange. The Company, which employs around 130 people, owns around £2.5 billion of real estate – primarily commercial but also retail; and a small amount of residential - 100% in central London with a rent roll of approx. £100 million per annum. The business focuses on acquiring, managing and repositioning properties – to unlock their full potential and value. This approach, combined with successful reading of the real estate market, continues to deliver great performance for shareholders and makes for a dynamic environment in which to work.

GPE is a highly analytical, customer and data-driven organisation. The Investment Analyst would provide financial and analytical support to the Investment team, working closely with other teams within the wider business to underwrite new acquisitions. The role is responsible for developing financial appraisals, analysing ad hoc initiatives and forecasting their financial impact to support business decisions.

The role provides the opportunity to gain experience on a wide range of transactions, and to further develop skills in investment and development appraisal for new acquisitions, the continuing expansion of the flexible office portfolio and the redevelopment of a number of major assets across London. Key Responsibilities:

The Investment Analyst is expected to spend their time assisting the Investment team in viewing, underwriting and business planning new acquisitions across the investment market, both for HQ and Fully Managed opportunities.

You will spend a large proportion of your time:

  • Designing, building, using and adapting existing Excel-based appraisal models to:
  • Determine financial viability of property investment and development projects.
  • Assist stakeholders in understanding the financial, commercial and strategic impact of projects / transactions.
  • Provide financial input into reports and recommendations for corporate and property transactions.
  • Produce clear, insightful output to include in Executive and Board approval papers for corporate and property transactions.
  • Providing detailed financial analysis of prospective opportunities and assisting in the preparation of necessary Board/Executive Committee papers.
  • Coordinating feedback from internal and external teams to underwrite potential acquisitions.
  • Assisting in due diligence process on new acquisitions.
  • Maintaining an accurate record of deal flow and help to interpret the data and provide useful outputs and insights.
  • Performing scenario and sensitivity analysis on the various financial models.

The team is lean and reactive so the right candidate is expected to show some flexibility with regard to the range of possible tasks that you could be assigned.

Person specification:

Likely experience/background:

  • Degree qualified with a strong academic background
  • Financial modelling experience required (please only apply for this internship if you have this experience)

Required qualifications / skills:

Financial modelling:

  • Excellent financial modelling and analysis skills using Excel are essential to the role - the ability to build a complex model from scratch using best practice modelling principles is a prerequisite.
  • Strong knowledge of Microsoft Excel and its advanced functions including use of Data tables, Pivot tables, Goal seek etc (VBA not required)
  • Ability to model real estate cash flow and valuation.

Property experience/interest: Genuine interest in property and specifically in GPE (previous experience in a property business would be advantageous)

Financial concepts: Knowledge of key financial & investment concepts such as NPV, IRR, WACC, and property yields

Commercial awareness: Existing or ability to quickly gain a strong understanding of the commercial aspects of property and corporate transactions.

Highly numerate and analytical: Demonstrable problem solving and analytical skills with the ability to work through issues with moderate complexity and guide others in resolution of problems.

Strong communicator: Good written and oral communication; ability to present analytical outputs clearly and concisely to stakeholders both in formal and informal settings.
