Join the team at Kisco Senior Living! The Interior Design -Project Manager (IDPM) will work in a highly collaborative work environment and will also have the autonomy, experience and confidence to work independently. The IDPM will assist the Director of Interior Design (DOID) and the Asset Management Team (AMT) in managing all aspects of the Interior Design for the renovation and CapEx projects for our existing senior housing communities. This position will assist the DOID and work with the Interior Designer to update existing communities and manage Capital Expenditure community budgets and schedules. This IDPM will manage the project designers, and vendors for fixed finishes, FF&E, signage, mill-work, and lighting. The IDPM will be responsible for communicating effectively with all teammates, consultants, and vendors.

Essential Job Functions
- Manage multiple capital renovation interior design projects simultaneously from inception to completion..
- Manage design contract procurement, including consultant selection.
- Develop comprehensive project scopes, timelines, deliverables, and budgets in alignment with the AMT, company goals and strategic initiatives.
- Coordinate and oversee all project phases including concept design, schematic development, design development, construction documentation, assist the AMT with procurement/PO, and construction administration.
- Serve as the point of contact between Director of Design, asset management, interior designers, consultants, and vendors.
- Maintain accurate and detailed project documentation including meeting notes, schedules, budget reports, change orders, RFIs, and project closeout materials.
- Assist with the preparation of the capital expenditure (CapEx) requests, PO’s and detailed cost estimates for review and approval with the AMT.
- Track and manage project budgets, ensuring financial compliance, cost control, and timely reporting.
- Review, verify, and approve vendor invoices, payment applications, and change orders.
- Implement Kisco’s vision for design intent and ensure that it is maintained through procurement and installation.
- Collaborate closely with Director of Design, Interior Designer, and AMT to ensure alignment with branding, quality, and operational requirements.
- Manage design firms as they conduct site inspections with the AMT during construction and installation phases to monitor progress and ensure adherence to specifications, design standards, and building codes.
- Collaborate with the Interior Designer on the FF&E (Furniture, Fixtures & Equipment) procurement processes with design consultants and purchase order management.
- Collaborate with the Interior Designer on lead times and deliveries with design consultants, ensuring timely arrival and installation of all goods and materials.
- Other duties as assigned.
Education/Experience/Training
- Degree from an accredited design or architectural school required.
- 3-5 years’ experience working in interior design/architectural project management.
- Experience in Senior Housing and/or Hospitality preferred.
- Excellent organizational skills and the ability to multi-task and to work within a team structure.
Knowledge/Skills/Abilities
- Ability to manage multiple projects, prepare and provide budgets and schedules.
- Ability to prioritize critical assignments and have a sense of urgency to stay on approved schedules.
- Knowledge of Interior Design and construction processes
- Demonstrated talent for interacting with a wide variety of people; passion for collaboration and an ability to promote a positive, professional work environment.
- Excellent verbal and written communication skills
- Strong work ethic, negotiation skills, curiosity, flexibility and/or creativeproblem solving/process improvement
- Excellent work habits, including a willingness to work extra hours as necessary to complete tasks and meet important deadlines.
- Must have experience in production and coordination of construction drawing sets with knowlege of construction drawing sets with knowledge of construction detailing, materials, methods, and codes.
- Must be proficient in Bluebeam, Microsoft Office, Power Point, Outlook, Word, and Excel (must be able to navigate and manage spreadsheets) and AutoCAD experience preferred.
- Ability to travel up to 50%-60% of the time
- Must be 18 years or older and possess current driver’s license and have the ability to meet Kisco driver requirements.

* This position will work remotely with travel to the Home Office in Carlsbad as required and frequent travel to Kisco communities.
