GCB Recruitment is seeking an experienced Property Manager for a hybrid role based in Chelmsford. The successful candidate will manage maintenance queries from tenants, liaise with landlords, and coordinate contractor access while ensuring compliance and high service standards.

This role offers genuine flexibility, ongoing professional development and a predominantly home-based working arrangement after probation, with some office/branch presence.

Qualifications

• Proven experience within residential lettings or property management is essential.
• Strong problem-solving skills with a proactive, can-do approach.
• Excellent written and verbal communication skills.
• Confident, professional and customer-focused manner.
• Highly organised with the ability to prioritise and manage a busy workload.
• Strong attention to detail and accurate record-keeping skills.
• IT proficient, including experience using Microsoft Office.

Responsibilities

• Manage maintenance queries from private tenants by telephone and email.
• Liaise with landlords, providing regular updates on maintenance works and resolutions.
• Instruct approved contractors and arrange access for quotations, inspections and repairs.
• Coordinate property compliance and safety checks.
• Monitor and follow up compliance documentation, including gas safety certificates, electrical inspections and EPCs.
• Ensure smoke and carbon monoxide alarm requirements are met.
• Maintain accurate records of enquiries, communications, compliance checks and actions taken.
• Proactively progress maintenance issues and ensure works are dealt with efficiently.
• Prioritise urgent maintenance and compliance matters within a busy workload.
• Maintain strong communication with local branches and internal teams.
• Deliver a professional and high level of service to landlords and tenants.
