Overview

A fantastic opportunity has emerged for a Generic Housing Officer to join one of Adecco Public Sector's housing clients in an ongoing temporary post, covering sickness leave. A car driver with their own vehicle is essential. The post holder will be predominantly working from home (client's office is in Staines, attendance there is only once a week) and will own a patch of approximately 120 units, including leasehold and general needs homes. You will be expected to seek out solutions for all customers and to think independently and creatively. The role covers a geographical patch across parts of Greater London (e.g., Hillingdon, Slough, St Albans and some parts of Essex) by car. This is a full-time post (35 hours per week, Monday to Friday).

Responsibilities
  • Provide advice and information to tenants, residents and others on all tenancy matters, welfare benefits and re-housing requests.
  • Assist tenants with support needs to sustain and benefit from their tenancy.
  • Assist the Head of Property to achieve void turnaround targets for repair works and manage the pre-void and lettings process.
  • Assess the needs of applicants for housing or transfer, liaise with LA nominees and others, and make recommendations for action within the Lettings policy.
  • Ensure that each end of tenancy and new letting is completed in line with policy and legal requirements, including tenancy termination, tenancy agreements and associated paperwork (HB/UC application, CORE forms, etc.).
  • Ensure tenants understand the rights and responsibilities as set out in tenancy/licence agreements.
  • Ensure tenancy conditions are met by the Association's tenants; work with the Housing Management team and other Ability staff to manage breaches and help resolve disputes.
  • Work with the Rent & Arrears Officer to manage rent and service charge payments and take early/preventative action to minimise arrears.
  • Assist in taking legal action to enforce tenancy conditions (e.g., non-payment of rent or other breaches).
  • Assist the Head of Housing and collaborate with Finance in setting service charges for properties within the designated area; where applicable, consult with tenants about changes.
  • Carry out Estate Inspections, monitor cleaning, grounds maintenance, repairs and maintenance; liaise with colleagues to improve the environment and ensure tenancy conditions are met.
  • Assist the Head of Property and others with identifying, reporting and monitoring repairs and maintenance within the designated patch.
  • Carry out Tenancy Audits, collecting and maintaining up-to-date information about customers and any changing support needs to help deliver targeted services.
Qualifications / Experience
  • Experience of supported housing is useful but not essential.
  • Experience in General Needs housing/tenancy management, combined with a desire and aptitude for helping people to maintain independence, is key for this role.
