Overview

Our well-established, multi-office, independent client based in Heybridge CM9 is looking for an experienced Head of Department to join their busy Property Management and Lettings business. The successful applicant will be responsible for a team of Property Managers looking after a portfolio of properties. They must be able to manage their own workload, delegate to others, keep on top of issues, and prioritise jobs as necessary.

Responsibilities

• Overseeing and managing other Property Managers
• Team meetings
• Maintenance coordination
• Implementing excellent relationships with all contractors
• Experience in lettings accountancy/reconciliations
• Deposit handling
• Rent reconciliation
• Demonstrate a track record of managing rental properties
• Be fully conversant with current regulation/legislation and processes surrounding AST Property Management
• Tenant referencing
• Referring business across departments to maximise business opportunities
• Experienced in using lettings software (RENTMAN or as now called DOTGOMM)
• Handling complaints and providing solutions
• Maintaining policies and procedures in accordance with company policies
• Ensuring compliance with all Property management legislation
• Supporting the team when required
• Making sure the PMs complete the inspections correctly

Qualifications and Skills

• Must have at least 2 years' experience in managing a team of Property Managers
• Minimum 3 years Property Management experience
• Intermediate computer literacy
• Experience with property management software packages DOTGOMM, formerly RENTMAN
• Professional ARLA/MARLA accreditation would be a strong advantage but not essential
• Ability to manage own workload
• Experience in dealing with all section notices
• Full valid driving licence is essential

Hours

Monday to Friday 9:00am to 5:00pm. One Saturday a Month 9:00am - 4:00pm

Salary

Basic salary to be discussed and an OTE of £46,000 per annum
