Job Description:

Head of Maintenance

Location: Richmond Villages Witney, Coral Springs Way, OX28 5DG

Salary range: From £37,000 per annum depending on experience.

Contract: 40 hrs per week

Shift Pattern: Mainly Monday to Friday, may require occasional weekend work and some on call.

Previous experience as head of maintenance in similar facilities management environment. Some duty management shift cover required, plus supporting occasional on call.

As our Head of Maintenance, you’ll ensure that:

• Maintenance and repair tasks are completed to the highest standard, ensuring the Village remains fully functional at all times.
• You manage, train, and develop maintenance staff, keeping records of instructions and equipment use.
• You assist with staff inductions, especially regarding emergency exits, fire points, and evacuation procedures.
• You advise over the phone during off-duty or emergency situations at the Village.
• You report defects to the Village manager and identify issues needing escalation or specialist advice.
• You ensure the outside of the building and grounds are maintained to a safe and good standard, with minimal disruption.
• You check boilers and ensure they function correctly without leaks or defects, maintaining appropriate temperatures.
• You ensure safety and cleanliness adhere to regulations, completing and recording health and safety checks.
• You adhere to purchasing procedures, minimizing waste and controlling costs.
• You maintain the office workshop and plant rooms, keeping areas clean and tools secured.
• You check and tag residents’ electrical appliances as safe for use, complying with health and safety regulations.

Key Skills / Qualifications needed for this role:

• Previous experience in property or maintenance repair roles, with a good understanding of electrical and plumbing systems.
• Health and Safety or relevant building, electrical, or plumbing qualifications are advantageous.
• Experience with planned maintenance systems and record keeping, good IT skills, and knowledge of statutory requirements.
• Friendly, approachable, with excellent customer service skills and team working ability.
• A DBS check is required, which Bupa will cover (£40).
