Job summary

Arcan Capital is seeking a Groundskeeper/Punch Technician to maintain indoor and outdoor areas of our communities in Birmingham. The role focuses on resident-facing service, safety, and reliable maintenance across HVAC, plumbing, electrical, and carpentry tasks.

You will work with the Maintenance Supervisor and available to cover days, evenings, weekends, and some on-call shifts. A background in facilities maintenance and a valid driver’s license are required.

Qualifications

• Minimum 18 years of age.
• High School degree or equivalent.
• 1–3 years maintenance experience in a similar facility.
• HVAC, EPA and/or CPO certifications preferred, but not required.
• Valid driver’s license and reliable transportation.
• Clear oral and written communication skills.
• Available for days, evenings, weekdays and weekends.
• Must be able to work as part of a team.

Responsibilities

• Provide excellent customer service to residents and staff.
• Perform routine interior and exterior maintenance as scheduled.
• Repair and maintain HVAC, plumbing, electrical, carpentry and mechanical systems.
• Respond to repair requests and notify Maintenance Supervisor of issues.
• Ensure safety and privacy of residents and staff; monitor hazards.
• Coordinate with vendors for landscaping and other work as directed.
• Follow OSHA safety requirements and maintain clean work areas.

Job Summary Maintenance Technicians perform a wide variety of maintenance, repair, ground keeping and other interior and exterior maintenance duties for the community under the supervision of the Maintenance Supervisor.

Essential Job Functions:

• Show respect for residents and community staff at all times, providing excellent customer service
• Perform routine interior and exterior community maintenance as scheduled & requested; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc.
• Perform routine maintenance and repair on community equipment to include plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical repair
• Respond to all repair requests and maintenance concerns from residents and staff
• Report equipment malfunctions or breakdowns as well as any hazardous conditions to the Maintenance Supervisor in a timely manner
• Maintain resident privacy and receive proper authority prior to entering resident apartments
• Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors
• Attending in-service training and education sessions, as assigned
• Work with vendors as instructed, such vendors for landscaping, painting asphalt, etc.
• Must follow all safety/OSHA Requirements

• Basic understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems
• Available to workdays and evenings, weekdays, and weekends
• Must demonstrate ability to provide exceptional customer service
• Must demonstrate ability to successfully work on a team
• Must be able to clearly communicate both orally and in writing
• What is required:
• Must be a minimum of 18 years of age
• Must have a valid driver’s license
• Must have reliable transportation
• High School degree or equivalent
• 1-3 years previous maintenance experience desired preferably in a similar facility
• HVAC, EPA and/or CPO certifications preferred, but not required
• Position Type/Expected Hours of Work This is a full-time position.
• Days and hours of work are Monday-Sunday 40 hours a week (work schedules may vary).
• Must be available for workdays and evenings, weekdays, and weekends.
• Some over-time may be required including “on-call” and/or rotating “on-call” responsibilities.
