Job description

General Maintenance Assistant

Location: Knights Park, KT1 2QJ.
Salary: £32,826 per annum.
Contract: Full time, Permanent
Hours: Monday - Friday, based on 37-hour week, Monday to Friday.

Kingston University Services Company (KUSCO) provide a comprehensive repair and maintenance service for systems, plant, and equipment on Kingston University sites.

About the job

The post holder will undertake a wide range of general maintenance duties both planned and reactive, commensurate with their competencies, including, but not limited to, minor repair work, building inspections, engineering plant and equipment.

Primary area of work will be Knights Park Campus, also servicing associated buildings, including halls of residences and future new builds.

From time to time the post holder will be asked to carry out non-maintenance activities, such as supporting other campus activities, and forming part of the Knights Park Flood Defence Team.

Primary Responsibilities

• Carry out monthly maintenance visual inspections of Knights Park, either independently or with KP Campus Supervisor or CSM.
• Manage and carry out PPMs to site, utilising facility management systems.
• Plumbing issues, keeping the facilities operational, completing PPM's.
• Addressing and fixing maintenance issues, such as lamp changing, unblocking sinks/toilets, installing shelves, low level electrical and plumbing works such as light bulb changing and fixing leaking taps, minor preparation, painting, staining, and redecoration using roller and brush applications.
• Utilising mechanical knowledge to troubleshoot and repair systems.
• Understanding logic controllers and interpreting building drawings.
• Assisting with technical issues which arise.
• Management of equipment pertinent to the role, and stock management.
• Carry out monthly 1-2-1 meetings with Campus Supervisor.
• Provide monthly maintenance update report.
• Delivering exceptional customer service to Kingston University Students and Staff.

Non-maintenance activities, include, but not limited to [Training Provided].

• Response / investigation to fire alarms.
• Locking and unlocking of campus.
• Knights Park flood Defence Response Team.
• Stakeholder engagement - Degree Shows & Events.

GMA - Candidate Specification:

• Maintenance competent with proven experience.
• Campus activity knowledge and skills.
• Team player, able to work independently.
• Proficient in English and effective communication.
• Familiar with facility management system.
• Completing PPM's, responding to reactive maintenance.

What we need from you:

• Essential - Full Driving Licence.
• Desirable - IOSH.
• Experience as a semi-skilled generic tradesperson
• General understanding of the maintenance of buildings and engineering services
• Planned preventive and responsive maintenance knowledge.
• Carpentry, plumbing and general building skills.
• Skills in decorating for refurbishment tasks.
• Good computer skills
• Able to work under pressure and to deadlines.
• Flexible approach.
• Good communication - written and oral.
• Customer focused with good face to face skills.
• Health and Safety awareness training.
• Basic knowledge of permit to work system.
• Able to use mobile electronic equipment (handhelds).
• Experience of working within a commercial environment.
• Experience of working with a range of portable tools, small plant, ladders, and equipment to enable duties of the job to be carried out.
• Capable of working at heights from scaffold platforms, ladders, or mechanical equipment.
• Able to carry out a repair job or improvement task that involves physical strength, stamina and standing, kneeling, or crouching.
• Ability to travel to other sites as required
