Commercial Manager/ Senior QS Role

We are looking for a Commercial Manager to join one of Irelands largest Construction companies for Data Centre projects secured in the London region. The Commercial Manager is responsible for overseeing the projects’ complete commercial functions. This includes leading the project commercial team, managing budgets, cash flow, change control, contract entitlements and liaising with all stakeholders from our own supply chain through to the client and their representatives.

Responsibilities:

  • Managing a campus with M&E delivery and future scope to include CSA fit out projects as the General Contractor.
  • Cashflow management and change control procedures.
  • Project procurement and contract deliverables.
  • Mentoring a wider commercial team and engaging with the client and their representatives.
  • Collaborating with project stakeholders to ensure cost efficiency and value for money throughout the project lifecycle.
  • Advising on and implementing value engineering solutions to enhance profitability on D&B projects.
  • Ensuring all commercial activities comply with the company's policies and legal requirements.
  • Building and maintaining strong relationships with clients, consultants, and subcontractors to ensure smooth project delivery.
  • Acting as the key point of contact for all commercial matters, providing advice and support to internal and external stakeholders.
  • Resolving disputes and managing claims promptly and efficiently to minimize project disruption and adhere to industry standards.

Requirements:

  • Degree in Quantity Surveying, Construction Management, or a related field.
  • Proven experience as a Commercial Manager, Senior Quantity Surveyor, or similar role in the construction industry.
  • In-depth knowledge of construction contracts, procurement, and financial management, with experience in FIDIC, JCT, or other relevant contract forms.
  • Strong understanding of cost control, budget management, and financial reporting.
  • Excellent negotiation and communication skills, with the ability to influence key stakeholders.
  • Strong leadership and team management skills, with experience in managing commercial teams.
  • High attention to detail and strong problem-solving abilities.
  • Familiarity with construction project management software and financial systems.

Risk & Opportunity Management:

  • Identify commercial risks and opportunities throughout the project lifecycle, implementing strategies to manage and mitigate risks.
  • Support the project team in minimizing potential financial losses and maximizing profit margins.

Contract Administration:

  • Lead the contract negotiation process, ensuring that all agreements align with the company’s commercial interests.
  • Monitor compliance with contract terms and conditions, identifying and mitigating risks.
  • Manage claims and variations, ensuring timely submission and agreement of additional costs.
  • Oversee the preparation and submission of interim valuations and final accounts.
  • Ensure accurate cost forecasting and reporting, monitoring project budgets and cash flows.
  • Provide detailed financial reports and advice to senior management to aid in decision-making
