4 More Capital Partners is a boutique real estate investment firm specializing in solving complex corporate and real estate challenges through strategic advice and hands-on asset management. We operate across Germany, Austria, and the UK, focusing on delivering transparent, results-driven solutions for our clients. Since 2023, we have also invested in a small trading business and plan to acquire more businesses outside the real estate sector.

We're now looking to expand our financial capabilities with a talented real estate financial modeller who can develop sophisticated models to inform our investment decisions and asset management strategies.

Tasks
  1. Design and develop comprehensive real estate financial models for our investment portfolio across CRE and residential assets. Create detailed tenant-by-tenant cash flow projections with advanced lease modeling capabilities.
  2. Use Weibull distribution to model residential lease durations and other dependencies.
  3. Build sophisticated loan models including senior debt, mezzanine financing, capex facilities, refinancing scenarios, and various amortization structures.
  4. Develop detailed tax calculation modules covering EBITDA, book values, depreciation, tax loss carryforwards, and capital gains analysis.
  5. Model complex capital expenditure plans using S-curve methodologies.
  6. Create residual land appraisal models for development projects. Implement scenario and sensitivity analyses, including Monte Carlo simulations with multi-variable data tables.
  7. Generate clear, presentation-ready output tables and dashboards for investment committees and external stakeholders.
  8. Potentially assist with reporting for banks and investors as our partnership develops.
Requirements
  1. Advanced Excel proficiency with expert-level formulas (e.g., 3D references, SUMPRODUCT with multiple conditions, INDEX-MATCH with multiple conditions).
  2. Proven experience in developing complex real estate financial models, especially in commercial and residential sectors.
  3. Experience in several real estate markets (Germany, UK, US experience is a plus).
  4. Deep understanding of loan structures, financing terms, and debt modeling techniques.
  5. Knowledge of key real estate performance metrics (net initial yields, yield on cost, debt yield, DSCR, IRR, equity multiples).
  6. Experience with tax modeling in real estate investments.
  7. Ability to create transparent, easy-to-follow models with clear documentation. Self-motivated with excellent communication skills.
  8. Fluent in English (required). German language skills are advantageous.
  9. VBA and/or Python skills are advantageous.
