Tempus Facilities Management is a 24/7 hard FM provider, founded in 2013 and based in Southend-on-Sea. We look after hospitality, commercial property, healthcare and public sector clients across the UK. We work to one principle: the customer is king - fix it first time, and resolve issues efficiently and effectively.
The role
We are looking for an experienced Facilities Manager to be the named, dedicated FM for a London property management client with 18 multi-let commercial buildings. You will own the condition, compliance and running of the whole portfolio, and be the client's first point of contact on anything FM.
You will not be doing it alone. Our Helpdesk handles reactive calls and dispatch in and out of hours, our PPM team runs the planned maintenance calendar, and our Quotes team prepares quotations. Your job is to lead, check and make the decisions on the ground.
You will join during mobilisation, ahead of the service going live on 1 April 2027. That gives you the chance to shape the asset registers, compliance baseline and inspection programme from the start.
Key responsibilities
- Run a planned inspection programme across all 18 buildings and report on condition, risks and recommended repairs
- Oversee planned maintenance and statutory compliance with our PPM team: fire safety, water hygiene and legionella, fixed electrical, gas, lifts (LOLER), asbestos and access equipment
- Manage contractors on site, including attendance, quality, RAMS, permits to work and sign-off
- Review remedial works, challenge supplier pricing, and work with our Quotes team to get quotes to the client within 72 hours
- Support the Helpdesk on escalated and complex reactive jobs
- Scope and manage planned projects and minor works from start to finish
- Contribute to service charge budgets alongside the client’s Property Managers
- Liaise with the client, building managers and tenants, and deliver monthly reports on performance, compliance and spend
- Keep our CAFM system and client portal accurate and up to date
- During mobilisation (January to March 2027), lead site surveys, build asset registers and help set up the PPM programme
- At least 3 years managing several commercial buildings at the same time
- Solid hard FM and M&E knowledge
- Working knowledge of statutory compliance in multi-let offices
- Proven contractor management, including challenging quotes and costs
- Understanding of service charge and what can be recharged
- Confident and professional with landlords, managing agents and tenants
- Organised, with clear written reporting and good IT skills
- IOSH Managing Safely or above
- London commercial property experience
- Background with a managing agent, or on a landlord account for an FM provider
- Experience of mobilising a new contract
- NEBOSH General Certificate, or IWFM membership or qualification
- Experience with CAFM systems and client portals
- Full UK driving licence
What we offer
- 21 days annual leave plus bank holidays
- Company pension
- London travelcard for getting between sites
- Laptop, phone and PPE provided
- Reporting to our Operations Manager, with full Helpdesk, PPM and Quotes team support
- Real opportunities for growth and development in an independent, growing business
