Responsibilities

  • Plan and deliver extra works and Opex projects up to £50,000, managing scope, programme, cost, and quality from instruction through to handover and closeout.
  • Apply strong MEP knowledge to scope works, review designs, challenge contractors, and assure technical quality on FM and engineering projects.
  • Own the profit and loss for each project on an open-book basis, apply the agreed project management recovery fee, and protect margin against the account plan.
  • Prepare project cost plans and quotations, secure client funding approval before works proceed, and track actuals against budget through to final account.
  • Act as the single point of contact for extra works, building strong relationships with client facilities, engineering, and finance teams, as well as CBRE account leadership.
  • Ensure every project meets CBRE and client HS&E standards, permits, and statutory compliance, maintaining a culture of zero harm.
  • Engage and manage the CBRE supply chain and specialist subcontractors, securing competitive quotations and holding partners to programme and quality standards.
  • Maintain accurate project records, provide regular progress and financial reporting, and support monthly account reviews.
  • Standardise the extra works process, capture lessons learnt and identify efficiencies that improve value for client and CBRE.

Role: Extra Works Project Manager

Location: Moorgate, London

Reports to: Global Lead, Change Management and Projects

Job Purpose:
  • Reporting to the Global Lead, Change Management and Projects, the Extra Works Project Manager plans and delivers small extra works and operational expenditure (Opex) projects across the client account in the UK&I. The role supports day-2 works at various client sites, alongside FM and engineering forward capital planning (FCP) projects. The post holder applies strong mechanical, electrical, and plumbing (MEP) knowledge, owns the profit and loss for each project on an open-book basis, and works closely with CBRE and client stakeholders to deliver safe, compliant, and on-budget outcomes.
Key Responsibilities:
Project Delivery
  • Plan and deliver extra works and Opex projects up to £50,000, managing scope, programme, cost, and quality from instruction through to handover and closeout.
Technical and MEP
  • Apply strong MEP knowledge to scope works, review designs, challenge contractors, and assure technical quality on FM and engineering projects.
Commercial and P&L
  • Own the profit and loss for each project on an open-book basis, apply the agreed project management recovery fee, and protect margin against the account plan.
Funding and Cost Control

Person Specification
Essential Criteria:
  • Proven project management experience delivering small building, FM, and engineering projects.
  • Strong mechanical, electrical, and plumbing (MEP) knowledge.
  • Commercial and financial acumen; able to manage project profit and loss on an open-book basis.
  • Cost planning, quotation, and budget control skills.
  • Experience managing a supply chain and specialist subcontractors.
  • Sound knowledge of HS&E, the Construction (Design and Management) Regulations (CDM), and statutory compliance in an operational environment.
  • Strong stakeholder management and communication skills across client and delivery teams.
  • Ability to manage multiple concurrent projects to programme and budget.
  • Recognised project management methodology (PRINCE2, APM) or equivalent experience.
Desirable Criteria
  • Experience working with major financial services accounts.
  • Professional qualifications (RICS, CIBSE, IWFM, APM, PRINCE2 Practitioner).
  • SMSTS or SSSTS site safety certification.
  • Experience delivering works in live, occupied, corporate, or data-critical environments.
  • Knowledge of CBRE service delivery, procurement, and finance systems.
