Job summary

Barnfield Construction Limited is seeking a capable Quantity Surveyor/Estimator to lead pre-contract cost planning and develop robust estimates for bids. You will prepare cost plans, coordinate with subcontractors, and support the bid team to optimise value and timelines.

The role involves liaising with design teams, clients, and consultants, using Causeway Estimating software, managing risk, and ensuring budgets are aligned with project goals while meeting deadlines.

Qualifications

• Competent Quantity Surveying background with a track record in pre-contract cost planning.
• Strong ability to read specifications and drawings to form robust estimates.
• Excellent communication skills for client and internal team collaboration.

Job description

• Determining the total cost of subcontractor, materials, equipment, utilities, and labour for construction projects.
• Financial lead within the pre-contract stage of a construction project.
• Researching construction documents and analysing specifications.
• Preparing estimates for planning, organizing, and scheduling project work.
• Managing pre-qualification and pre-bid submissions.
• Preparing estimates to meet project goals, such as setting work hours, sequencing tasks, obtaining materials, and securing the best deals with vendors and subcontractors.
• Engage with the supply chain the ensure costs are robust and solutions are buildable.
• Ensuring that relevant documents and budgets are submitted before a bid deadline.
• Regularly reporting to Management and keeping clients updated on the project status.
• Formulating contingency plans and effectively managing risks that might impact cost and time estimates.
• Keeping track of the latest estimating technology and industry-related techniques.
• Collaborating with other teams, conducting site visits, and providing other services, like bid deliveries, when required.
• Steer the design team towards affordable solutions.
• Develop client and consultant relations and develop solid working relationships.
• Communicate well with our post contract team, directors, clients and consultants.
• Take information from electronic sources, package together for sub-contract enquiries in preparation of the estimate.
• Lead the handover process from estimating to contract.
• Procure of quantities for groundworks, masonry, joinery, finishes and other relevant packages.
• Supply chain management.
• Attend meetings with Client, Designers, Quantity Surveyor's, etc. where necessary.
• Preparation of JCT Contracts where relevant between Barnfield companies and Barnfield developments.
• Assessment of contractual risk within proposed contract amendments.
• Responsible for liaison and upkeep of Causeway Estimating software
