Job summary

Swanton Care and Community invites applications for an Estates Technician to maintain buildings and grounds at our Bridgend/ Newport sites, with some Caerphilly area travel. The role is 40 hours weekly, 8:00–17:00, with callouts; own vehicle required; mileage paid at HMRC rates. Tools provided. DBS checks apply.

You will work with the Regional Property Services Manager to uphold safety, statutory compliance, and quality environments for residents and staff.

Qualifications

  • Desirable: hold a relevant trade qualification and demonstrate competence in one or more trades (joinery, decoration, plumbing, electrics)
  • 2+ years practical maintenance experience with budget management is desirable
  • Experience handling reactive maintenance requests to meet tight timescales
  • Able to work alone with minimal supervision
  • Strong English written and verbal communication; able to complete maintenance documentation accurately
  • Understanding of Health & Safety and Fire Safety in a Residential Care setting; awareness of Fire Risk Assessments & Water Hygiene
  • Able to undertake gardening duties (grass, plants, hedges)
  • Full driving licence with access to own vehicle

Responsibilities

  • Maintain buildings to provide a safe, secure, and pleasant environment in line with policy and regulatory requirements
  • Ensure critical systems (drainage, water, lighting, heating, fire/alarms) are functioning
  • Resolve alerts and tasks through assessment and corrective action
  • Collaborate with Regional Property Services Manager and others for planned and reactive maintenance
  • Provide support on projects or deputise as directed
  • Complete Property Condition Reports for life safety and plant deficiencies
  • Travel to properties for compliance checks

About The Role

Position: Estates Technician

Location: You will primarily work at our services based in Bridgend and Newport however there may be work around the Caerphilly area.

Hours: 40 hours per week with call outs, between the hours of 8.00am to 5.00pm, flexibility availability on start and finish times
Transport: You will require use of your own vehicle and mileage will be paid at HMRC rates

Key Responsibilities:

  • To ensure the building or group of buildings are maintained to provide a safe, secure, and pleasant environment for the people we support, staff and visitors in line with the Estates Maintenance Policy and all statutory and regulatory requirements.
  • To ensure that all critical systems and services such as drainage, water, lighting, heating, fire, and related alarm systems are functioning appropriately
  • To resolve critical alerts, tasks and problems through assessment and determining / implementing the corrective action.
  • To work in conjunction with / alongside the Regional Property Services Manager, Registered Service Manager and relevant authorities to provide a well-planned & effective preventative, and reactive maintenance regime.
  • To provide additional support on specific projects or to deputize as requested under the prescribed direction of the Regional Property Services Manager
  • To complete the Property Condition Reports to ensure compliance and tracking of life safety/safety issues, as well as physical plant deficiencies.
  • You may be required to travel around the properties to carry out compliance checks

About you:

To be successful in the role of Estates Operative/Technician it is desirable to hold a relevant trade qualification and be able to demonstrate competence in one or more of the following trades: joinery; decoration; plumbing; electrics or proven experience and ability in a similar building’s maintenance role.

Other key skills and experience include:

  • At least 2 years practical experience within a similar maintenance-based role and experience with budget management would be desirable
  • Experience of receiving reactive maintenance requests with the ability to respond as necessary to meet strict timescales and target dates
  • Sufficiently experienced in lone working and ability to work on allocated tasks without or with minimal supervision
  • Good English written and verbal communication skills are required together with the ability to complete maintenance documentation and records accurately and reliably.
  • A sound understanding of the principal requirements of Health & Safety and Fire Safety as apply to a Residential Care setting; awareness and understanding of Fire Risk Assessments & Water Hygiene Service Risk Assessments
  • Ability to undertake general gardening duties including mowing grassed areas, tending to plant areas, cutting back shrubbery and bushes/hedges etc.
  • Work responsibly with sensitivity and all time be mindful of the vulnerable people who live within the service, colleagues, and any other visitors to Swanton Care Services
  • A Full driving licence with access to your own vehicle is required for this position

You will be required to undertake relevant pre-employment checks including an enhanced DBS check.
