Job summary

Care Concern Group is recruiting an experienced Estates Manager to support the continued growth and development of our care home portfolio across South England. This home-based role requires nationwide travel to oversee multiple sites while working with operational teams and suppliers to keep estates compliant, safe and well maintained.

You will lead maintenance programmes, support CQC readiness, manage capital projects up to £2m, and ensure CAFM documentation and reporting are up to date.

Qualifications

• Proven experience managing estates, facilities or property services across a multi-site environment.
• Experience working within care, healthcare, education, housing or another regulated environment.
• Strong understanding of building maintenance, compliance and asset management.
• Experience managing contractors and service providers.
• Knowledge of CAFM systems including PPM management, compliance monitoring and reporting.
• Understanding of Mechanical & Electrical building services.
• Experience delivering refurbishment or capital projects.
• Knowledge of JCT contracts and contract administration is desirable.
• Building surveying experience or professional qualification (MRICS, MCIOB, IWFM or equivalent) desirable.
• Full UK driving licence.

Responsibilities

• Manage an allocated portfolio of care homes, providing estates guidance and support to Home Managers and operational teams.
• Act as the estates lead for property maintenance, compliance and building-related risks.
• Provide professional advice on building condition, maintenance requirements and improvement opportunities.
• Support the mobilisation of newly acquired homes, ensuring estates information, compliance records and maintenance requirements are understood.
• Monitor statutory compliance across the estate, including Fire Safety, Water Hygiene and Legionella Management, Asbestos, Electrical, Gas, Lifting Equipment.
• Review compliance reports, identify risks and ensure actions are prioritised and completed.
• Support regulatory readiness, including CQC inspections and internal assurance reviews.
• Ensure compliance documentation is accurately maintained within the CAFM system.
• Manage planned preventative maintenance (PPM) programmes across the portfolio.
• Monitor reactive maintenance performance, ensuring defects are managed effectively.
• Review asset performance and identify lifecycle replacement requirements.
• Support development of five-year planned maintenance and lifecycle investment plans.
• Use CAFM systems to monitor performance, compliance and maintenance trends.
• Manage relationships with approved contractors and service providers.
• Ensure suppliers deliver services safely, compliantly and in line with standards.
• Review contractor performance, quality, costs and service delivery.
• Support procurement activity including specifications, tender reviews and contract mobilisation.
• Lead refurbishment and improvement projects up to £2m.
• Develop project scopes, specifications and employer requirements.
• Manage consultants, contractors and project stakeholders.
• Support contract administration, valuations, payments and project close-out.
• Ensure projects are delivered safely, on time and within budget.
• Undertake pre-acquisition surveys and due diligence inspections.
• Complete annual condition surveys across the existing estate.
• Identify building risks, investment requirements and opportunities for improvement.
• Support strategic estate planning and future development.
