We now have an exciting opportunity to manage all site requirements through the guidance of the Regional Facilities Manager. The role requirement is for an energetic, friendly, customer service focused individual to operate from the site management office at Woodside.

Being the face of the site! Driving forward our relationships with our occupiers and really understanding them as people and businesses. Overseeing safety and maintenance and ensuring that this site will follow all applicable regulations. Recommending and coordinating improvements to the site as needed to ensure a safe, functional, and appealing space. Become an integral part of the site’s management team along with the Asset Manager, Property Manager and Regional Facilities Manager. Due to the sites prominence the Community Manager needs to comfortable presenting at a high-level client and occupier facing.

And as an Estates & Community Manager with Bellrock, you’ll do it by…

  • Maintaining a safe environment with proper lighting, signage, and disability access
  • Instilling a high-performance culture within the on-site team
  • Driver of occupier engagement and feedback through events and initiatives
  • Organising events along with engaging with local schools and charities
  • Drive Vizta interaction with occupiers in line with KPI’s set.
  • Drafting and updating emergency plans and evacuation procedures
  • Overseeing security systems, CCTV, fire prevention, and other safety systems
  • Overseeing regular building & site maintenance and cleaning services and ensuring service standards are exceptional.
  • Supporting sustainability initiatives and be passionate about Net Zero ambitions
  • Monitoring building maintenance budgets through Concerto software
  • Arranging for site improvements using Asset Operating Plan’s along with using initiative to offer further suggestions for improvements.
  • Overseeing contractors and inspecting completed jobs using Safe Systems of Work
  • Supervising grounds staff and nurturing behaviours
  • Use Concerto to raise reactive works for contractors as needed to maintain, repair, or improve the property.
  • Contacting professionals for fabric repairs as needed
  • Scheduling contractors and employees to match the site functionality.
  • Resolving complaints, problems, and requests from site occupiers through clear communication and occupier meetings
  • Assisting with emergency response and evacuations
  • Assisting maintaining records of compliance through compliance software, Track Record
  • Inspecting the building and site frequently for signs of damage or wear
  • Obtaining meter reads from occupiers, land lord areas and keeping systems updated – Deepki, Inenco
  • Conduct H&S Audits and risk assessments on contractors.
  • keep up to date with local knowledge of surrounding areas
  • Actively look for ways to help people, provide knowledge of the scheme to occupiers and make the space as attractive as possible for all users and visitors.
  • To assist with social awareness and encourage use of local facilities.
  • To manage and engage in local events to help inspire our occupier’s wellbeing.

Working arrangements

We embrace smarter working practices which offer our employees the opportunity to work their hours flexibly and remotely where their roles and business needs allow. In this role, the successful candidate would be required to work from Woodside Industrial Park, Dunstable Luton LU5 4 TP Monday to Friday 8:30 am top 5:00 pm with an hour for lunch break.
