Job description

Purpose of the Role

Lendlease has been working in partnership with Southwark Council to deliver a GBP2.3 billion regeneration project in Elephant & Castle since 2010. The project has breathed new life into this diverse part of Central London, building on the area's heritage and creating thousands of high quality homes, jobs and business opportunities and green space.

The Estate Manager is a key role to ensure the overall smooth running of the Elephant Park Estate, providing an innovative, operationally efficient, and safe commercial environment for both occupiers and visitors of the estate area.

Key Responsibilities – Estate Manager

  • Lead the Elephant Park Management Team and engage with all relevant client, customer and local stakeholders.
  • Understand and advise on delivery of Lendlease's vision for Elephant Park.
  • Take ownership and responsibility for delivering Estate facilities operations identified in the PMA and/or any other client agreed initiatives or projects.
  • Drive service delivery of all core service partner contracts, including M&E, Landscaping, Security and Cleaning, ensuring standards align with KPI's and SLA's.
  • Oversee Estate features operations and coordinate with service partners.
  • Assist Retail Operations Manager with the wider Elephant Park property assets.
  • Ensure compliance with relevant Savills Manuals and operational procedures.
  • Report to Regional Estate Director and Management Surveyor and client on FM standards, compliance, sustainability, and more.
  • Deliver financial management of the Estate including service charge budgets and reporting.
  • Undertake procurement in line with Savills standards, using ProActis systems.
  • Monitor contractor performance and review service contracts.
  • Ensure all Health & Safety protocols and emergency procedures comply with legislation.
  • Address and manage risks identified in independent Risk Assessments and audits.
  • Manage reactive maintenance and ensure cost–effective service delivery.
  • Be familiar with IT systems and M&E equipment and ensure relevant maintenance contracts are in place.
  • Liaise with professionals on major works and contract tenders.
  • Plan and mobilise service contracts and minor works.
  • Manage procurement schedules with sustainability considerations.
  • Contribute to Life Cycle Replacement Strategy.
  • Create site regulations and manage contractor permits.
  • Support the safe execution of the Estate events programme.
  • Develop and maintain occupier handbooks and house rules.
  • Implement inspection programmes in line with insurance and regulatory standards.
  • Foster cultural alignment with service partners and Elephant Park values.
  • Build relations with occupiers and local authorities including Police, Fire Brigade and Transport Providers.
  • Perform any other duties as instructed which are deemed as reasonable.

Skills, Knowledge and Experience

Minimum IOSH or NEBOSH qualification with relevant experience – Or proven record the individual is working towards this qualification.

3–5 years experience in a similar role

Experience of the development and implementation of safety management systems.

Up to date knowledge of H&S legislation.

Relevant experience ideally gained in the Property industry.

Experience of developing strategies for improvement.

Ability to interpret legislation.

Computer literate.

Strong presentation skills and ability to promote the organisation with a wide range internal and external stakeholder.

Commitment and understanding of the need to deliver world class services.

Understanding and ability to work as a flexible team member, contributing to the delivery of business objectives.

Working Hours – 37.5 hours per week
