Overview
Location: Must reside within the designated Divisional Location (South West)
Accountable to: Chapter Managing Director
Responsible for: A defined multi-function Division of the Spicerhaart Network
Main Purpose of the role:
Responsible for the implementation and delivery of the Division’s strategic operating plans, including sales performance within income, profit, and market share across Estate Agency and Legal Services, with oversight and contribution to Financial Services and New Homes operations.
Critical Activities/Main duties:
- Drive listings and market share through a culture of canvassing and prospecting; embed, own, and actively evidence the Company principles for Canvassing, Prospecting, and Market Share to optimise business opportunities.
- Foster a partnership culture throughout the Division.
- Support partnership working across all business streams within the Division to maximise operational efficiency.
Activities/Main duties:
- Assist the CMD in devising the Division’s strategy to ensure profitable growth and continuous improvement, focusing on KPIs and growth of market share within the territory.
- Build and develop a highly effective Divisional Management Team, embedding the core behaviours, values, and principles of the Company.
- Ensure that operational objectives and performance standards are understood and owned by the Management Team and all employees.
- Define and deliver minimum standards across the Division.
- Ensure adherence to the ‘Spicerhaart Way’.
- Create and promote a coaching culture that leads to high performance (best-in-class ethos).
- Lead and motivate the Division’s business at all times.
- Collaborate with the wider business to align recruitment, retention, training, coaching, and development strategies with Divisional goals.
- Implement Company and Business Policies within the Division.
- Represent the Division internally and externally, maintaining its reputation.
- Ensure compliance with operational planning and financial control systems.
- Monitor operational and financial results regularly, aiming to improve profitability, and take remedial action when necessary.
- Be accountable for legal and commercial compliance throughout the Division.
- Support a culture of innovation.
- Promote HR best practices, including recruitment, training, performance management, and employee relations.
- Take personal accountability for staff retention and intervene as needed to prevent regretted leavers.
- Engage in local marketing initiatives.
- Establish and oversee internal audit and compliance processes.
- Ensure Health and Safety compliance for all colleagues.
- Manage the Division’s reputation in the public forum and B2B review platforms.
- Contribute as a senior member of the Chapter Board.
