Job summary

EC Property Recruitment Ltd is seeking an experienced Employer's Agent/Project Manager for residential development projects in London and the South East. The role covers pre-construction to completion with exposure to major regeneration, affordable housing, and mixed-use schemes.

You will manage client relationships, coordinate multidisciplinary teams, and ensure program and budget adherence across multiple schemes, with hybrid/flexible working arrangements.

Qualifications

• Experience as Employer's Agent / client-side Project Management on residential developments.
• Experience with new-build residential development projects.
• Exposure to affordable housing, S106, land-led or regeneration schemes.
• Familiarity with JCT Design & Build contracts and Development Agreements.
• Pre- and post-contract project delivery experience.
• Ability to manage contractors and consultant teams.
• Strong client-facing communication with stakeholders.

Employer's Agent - Residential Development

Location: South East London

Salary: £65,000-£85,000 + Benefits

This is an opportunity to join a market-leading property and construction consultancy with an excellent reputation in residential development, working on some genuinely substantial housing and regeneration projects across London and the South East.

The business has an established Employer's Agent and Project Management team acting for Housing Associations, Local Authorities and other residential clients across new-build affordable housing, S106 developments, land-led schemes, mixed-tenure development and major regeneration programmes.

The workload is significant and varied.

Projects

• A major residential regeneration programme valued at over £100m, delivered in phases across five residential blocks under a Development Agreement.
• A circa £60m mixed-use development comprising three blocks, delivered through a partnership between a Local Authority and private developer.
• A circa £50m regeneration project, providing Employer's Agent and Clerk of Works services and monitoring quality, programme and budget.
• A circa £20m affordable housing development comprising shared ownership and affordable rented homes.
• Multiple residential developments across London and the South East in the £10m-£20m range, including mixed-tenure schemes of 250+ homes.

The Role

You will take responsibility for your own portfolio of residential developments, working across both pre-construction and live projects and seeing schemes through to completion.

The role will include:

• Acting as Employer's Agent on major new-build residential developments.
• Working with JCT Design & Build contracts and Development Agreements.
• Programming, planning and managing projects through to completion.
• Reviewing drawings, specifications and contract information.
• Chairing project and progress meetings.
• Coordinating clients, contractors, consultants and wider project teams.
• Monitoring construction progress, quality, programme and risk.
• Site visits and reporting throughout the construction phase.
• Reviewing valuations and administering the appropriate certificates and notices.
• Pre-construction work and input into bids and new project opportunities.
• Providing technical advice to clients throughout the development process.
• Working closely with established Housing Association, Local Authority and residential development clients.

At the more senior end there will also be opportunities to mentor junior members of the team, provide technical support and become increasingly involved with clients and the wider development of the service.
