POSITION SUMMARY:
The Maintenance Technician (MT) is responsible for the upkeep and maintenance of the property, ensuring efficient operation of facilities, building strong relationships, and meeting financial goals. Reporting to the Property Manager, the MT's main duties include maintaining the property's appearance, completing unit turnovers and work orders promptly, and adhering to company standards. This role is essential in building positive customer relationships, achieving key performance indicators, and delivering exceptional service, all while supporting the company's mission, vision, and values.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
- Conduct daily walkthroughs of all common areas and grounds to ensure excellent curb appeal and identify maintenance needs.
- Perform regular inspections to maintain the appearance and functionality of building interiors, exteriors, and grounds.
- Ensure compliance with health, safety, and aesthetic standards by promptly addressing maintenance needs.
- Follow all Fair Housing regulations, safety standards, and company policies.
- Respond to and resolve maintenance requests quickly and effectively to ensure high satisfaction.
- Build positive, long-lasting relationships to enhance the customer experience and uphold high standards in multifamily housing.
- Achieve KPIs related to occupancy, maintenance, retention, and financial targets.
- Perform general repairs, including plumbing, electrical, and HVAC work.
- Prepare vacant units for new tenants by performing necessary repairs and cleaning to meet move-in standards.
- Collaborate with vendors on projects as directed by the Property Manager.
- Implement and follow preventative maintenance practices and procedures.
- Keep maintenance areas and equipment clean and in safe working condition.
- Manage inventory of maintenance supplies and tools.
- Demonstrate strong leadership, multitasking, and time management skills.
- Perform other duties as assigned.
Experience:
- High school diploma or equivalent required.
- At least 2 years of relevant work experience required.
- EPA Universal, CAMT, or equivalent certification obtained within 24 months of employment.
Computer Skills:
- Proficiency with computers and tablets, with the ability to utilize email.
- Experience with Yardi, Adobe, and familiarity with databases and web-based platforms.
