Main Purpose of Job:

To manage the operational Building Maintenance Team to deliver an effective, efficient, and compliant service to Council tenants and private customers. This role focuses on the delivery of Responsive Repairs and Empty Homes, with an emphasis on managing costs, risks, staff, and equipment resources to ensure high satisfaction, value for money, and safe working practices.

Key Responsibilities:
  • Team and Performance Management: Lead, support, and develop the Building Maintenance team through recruitment, training, 1-1s, team meetings, and performance monitoring to deliver Responsive Repairs and Empty Homes services effectively.
  • Operational Delivery and Resource Planning: Ensure effective scheduling and resource allocation to meet service demands, manage daily operations, and maintain service quality across all repair and maintenance functions.
  • Budget and Compliance Oversight: Manage budgets ensuring value for money, while maintaining compliance with regulations such as CDM, Building Control, Health and Safety, and Council procurement procedures.
  • Customer and Stakeholder Engagement: Foster strong relationships with tenants and stakeholders by resolving complaints, attending forums, and promoting high customer service standards and engagement initiatives.
  • Health & Safety and Risk Management: Promote a strong safety culture, ensuring risk assessments and training are in place for all staff and contractors involved in high-risk maintenance operations.
  • Service Improvement and Collaboration: Support service transformation projects, specification writing, tender evaluations, and innovation adoption while collaborating with internal departments and addressing broader social welfare concerns.
