Maintenance Assistant

James Cook University Hospital,Middlesbrough, TS4 3BW

Full Time, Permanent(37.5 hours per week)

8-week cycle working a mixture of days and nights (07:00 -19:00 or 19:00 to 07:00)

Salary - £38,875.00 including shift allowance plus Serco benefits.

Main Purpose:

To carry out planned and reactive services to the estates systems on the site. To undertake minor improvement and minor capital works as directed by Estates management. The Maintenance Assistant (Higher Level) - shift will be responsible for minor repair and routine maintenance work on identified plant and equipment.

Main Accountabilities:

Undertake planned preventative maintenance tasks in accordance with a computerised programme, recording actions and times taken i.e. ward based furniture (beds etc.) and wet cell battery maintenance.

To carry out tasks and duties, as required, associated with the re-active maintenance of the site i.e. electrical isolation up to competency level

To work as part of a multi-skilled team providing an efficient estates service.

To comply with all Health and Safety Regulations.

To ensure that requests and breakdowns are dealt with effectively and efficiently.

To carry out all types of mechanical, electrical, building and/or grounds maintenance as requested and within competence levels.

Undertake supervised routine maintenance and minor repair works that do not justify the attention of a fully qualified.

Undertake minor unsupervised repair work within trained skill set capabilities and as directed.

Perform quarterly and annual maintenance routines to firefighting equipment.

Perform routine monitoring of domestic hot and cold-water systems. Recording distribution and return temperatures having a full understanding of parameters required by current guidance.

Learn and appreciate skills of assistants in other trades as required

Use of relevant hand tools and equipment.

Demonstrate a basic knowledge of workshop safety practices.

Perform other unskilled routine works, including labouring as needed.

Perform routine monitoring of ventilation and air conditioning systems with specific regard for legionella prevention and filter integrity.

Perform weekly safety and performance tests on bench top sterilizers.

Produce emergency lighting report from BMS interpolate emergency lighting report produced by Building Management system and implement corrective action as required.

Complete routine monitoring of hydrotherapy pool plants, steam raising, chilled water and preparing chemicals for dosing plants and recording plant performance.

Perform routine maintenance/inspection and testing of thermostatic mixing valves (TMV), replacing cartridges and strainer elements as required.

Undertake routine performance monitoring of RO plants and general water treatment systems.

Routine inspection and repairs to patient call and entertainment systems.

To undertake training when required, specific to job role i.e. Competent Person Appointment.

What you'll need to do the role:

Understanding the importance of the Performance Management System

Completing tasks within the PMS rectification time to avoid penalties

Working to challenging completion times.

Required to work un-sociable hours

Working around potentially vulnerable patients and/or members of the public

Work patterns are often disrupted, and judgment is required to determine work priorities

Will be required to determine their own decisions and when unsupervised; they will experience lone working.

Delegated work is carried out efficiently and in accordance with instructions.

Work is carried out in accordance with relevant health and safety legislation and safe systems of work.

Department tools and personal equipment in jobholders care are maintained in good condition.

All relevant records are maintained up to date and in accordance with department policies.

The correct and careful use of all equipment used in the day to day duties of the job holder

Ensuring that the company's Health, Safety and Environmental Policy is observed.

Awareness of how maintained equipment impacts on the patient experience.

Contribute to the department's running efficiency by suggesting improvements to the service as appropriate.

Contribute proactively and positively to maintain a suitable working environment
