Property Manager

Residential Lettings

Location: Stratford Upon Avon

Salary: £27-30k

Type: Full-time, 37.5 hours, Monday to Friday, 9am - 5.30pm, and alternate Saturdays 9am-1pm

Overview

An opportunity for a Property Manager, who is looking to progress their career in Residential Lettings, to join a small team of 5 in Stratford, who currently look after over 375 properties.


The Role

This role is to advise landlords and tenants on a variety of lettings administration support tasks including but not limited to:

  1. Provide property management and tenancy support services to landlords and tenants
  2. Undertake duties in line with signed Terms of Business, with a particular focus on coordinating property maintenance
  3. Ensure that all properties comply with current legislation (EPC's, Gas Safety Certificates, Electrical Safety Certificates, PAT Testing)
  4. Arrange inventories and check-ins with inventory clerk and tenants
  5. Liaise with contractors/outsourcing resources to ensure repair/maintenance works are carried out to a satisfactory standard and timescale
  6. Ensure routine and additional property visits/checks are carried out in the required timeframe and report findings to the Landlord
  7. Draw up a schedule of costs based on checkout report
  8. Mediate and negotiate between the parties regarding the release of the deposit
  9. Ensure that relevant payments are instructed promptly and properly regarding contractors, deposits, and landlord bills
  10. Coordinate and prepare renewal of tenancies
  11. Prepare relevant notices following instruction from either landlords or tenants
  12. Conduct work in line with company standards and requirements
  13. Full utilisation of the Alto system
Skills & Experience
  1. Up to date knowledge of legislation regarding property management
  2. Previous property management/maintenance experience necessary
  3. Able to work as part of a team, supporting other team members and recognising the work of others
  4. Full driving licence and access to own vehicle
  5. Articulate, professional and well accustomed to a client-facing role
  6. Previous use of Alto desirable
  7. Sharp, enthusiastic and accountable
  8. Working knowledge of Microsoft packages and good keyboard skills
