ROLE OVERVIEW:

The Disrepair Supervisor will oversee the effective delivery of disrepair works within social housing stock, ensuring all cases are managed in line with legal requirements, landlord obligations, and customer service standards.

The role involves supervising contractors and in-house teams, managing disrepair claims, and ensuring repairs are delivered to the highest standard within agreed timescales and budgets.

KEY RESPONSIBILITIES:

  • Oversee all disrepair cases from instruction through to completion.
  • Ensure compliance with legal obligations under the Landlord and Tenant Act, Homes (Fitness for Human Habitation) Act, and other relevant legislation.
  • Liaise with solicitors, surveyors, and claims handlers to ensure accurate case progression and timely resolution.
  • Maintain accurate case files, records, and evidence to defend against disrepair claims.
  • Supervise and coordinate repairs teams, subcontractors, and specialist contractors to complete disrepair works.
  • Carry out pre- and post-inspections of properties to scope works, ensure quality, and verify completion.
  • Ensure works are delivered safely, cost-effectively, and to required quality standards.
  • Manage variations, quotations, and authorisations within agreed budgets.
  • Act as the main point of contact for residents during disrepair works.
  • Ensure residents are kept informed, supported, and satisfied with the service provided.
  • Handle escalations, complaints, and enquiries professionally and in line with policies.
  • Monitor performance of contractors and operatives against KPIs, SLAs, and budgets.
  • Provide regular progress updates, reports, and risk assessments to management.
  • Identify trends, root causes of disrepair claims, and recommend preventative measures.
  • Ensure all works are delivered in compliance with H&S regulations, safeguarding policies, and risk management procedures.
  • Promote a strong safety culture among staff and contractors.

KNOWLEDGE AND EXPERIENCE:

  • Strong background in housing repairs, maintenance, or construction supervision.
  • Knowledge of disrepair legislation and landlord responsibilities in social housing.
  • Experience managing contractors and operatives.
  • Excellent communication and negotiation skills with residents, contractors, and solicitors.
  • Ability to interpret technical reports, surveys, and legal documents.
  • Strong organisational skills with attention to detail.
  • Proficient IT skills (MS Office, housing management systems).
  • Full UK driving licence

Desirable:

  • Knowledge of damp, mould, and structural repair works.
  • Experience of managing disrepair litigation cases.
  • Formal qualification in construction, surveying, or housing (e.g., HNC, CIOB, BTEC, NVQ).
