We have an exciting opportunity for a Director, Real Estate EMEA:

Purpose of the Role:

As a key leader in the global retail organization, the Director of Real Estate Strategy will drive high-impact decisions that shape Capri Holdings retail footprint. This role will provide thought leadership in portfolio optimization, investment planning, and strategic alignment, ensuring that real estate initiatives support long-term business objectives and financial growth.

Strategic Oversight & Governance

  • Lead global retail real estate strategy, ensuring alignment with executive leadership, including the CEO, CFO, and Regional Presidents.
  • Chair bi-weekly strategy sessions with regional leadership to assess project pipelines and portfolio evolution.
  • Oversee quarterly executive retail strategy reviews, driving decision-making at the highest level.
  • Provide governance and formal approval for all real estate investments, including new openings, relocations, renovations, lease renewals, and closures.

Portfolio Management & Financial Leadership

  • Partner with Finance HQ and Store Development teams to define the long term strategy ensuring sustainable growth and return on investment.
  • Monitor store performance metrics, identifying key locations for optimization, closure, or reinvestment.
  • Align on strategic investments with Regional Presidents, ensuring financial discipline in non-traditional real estate expenditures.

High-Impact Negotiation & Risk Management

  • Spearhead lease negotiations, managing critical timelines and subleasing strategies to maximize financial efficiency.
  • Set policies and procedures to standardize management frameworks, driving operational excellence in decision-making.
  • Lead executive engagement on high-priority projects, ensuring strategic alignment at the global level.

Leadership & Strategic Influence

  • Directly engage with senior leadership, providing expert counsel on market expansion, consolidation, and competitive positioning.
  • Develop and implement comprehensive retail planning strategies, ensuring seamless execution across global markets.
  • Serve as a key partner in executive decision-making, shaping the company’s future real estate vision.

You’ll Need to Have:

  • Minimum of 10 years of experience in corporate or retail real estate strategy, with a proven track record of leading global portfolios.
  • Executive leadership experience, influencing C-suite stakeholders and driving real estate decision-making at the highest level.
  • Strong negotiation skills, leading high-value lease agreements, subleasing strategies, and critical date management.
  • Risk management proficiency, ensuring regulatory compliance and mitigating financial exposure in real estate investments.
  • Adaptability & Crisis Management: Ability to navigate evolving market conditions and address unforeseen real estate challenges.
