Job summary

Vico Homes is seeking a Development Project Manager to join our ambitious Development Team. You will lead a portfolio of new homes delivery projects across a variety of delivery methods, from land-led schemes to acquisitions, working with our existing managers to drive delivery.

  • Formal project management accreditation.
  • Experience in housing construction or high-value stock programmes.
  • Experience managing high-value budgets and contracts.
  • Understanding of public sector housing and construction sector.
  • Flexible and adaptable approach to evolving service needs.
  • Excellent communicator with internal and external stakeholders.

Responsibilities

  • Lead a portfolio of projects delivering new homes using various delivery methods.
  • Manage large capital budgets with accurate forecasting.
  • Administer contractor and supplier payments per contracts.
  • Maintain Homes England compliance requirements.
  • Ensure client-side contract performance and positive contractor relations.
  • Collaborate with Clerk of Works to meet specifications and quality.
  • Provide direction to Employer’s Agents.
  • Engage stakeholders to integrate new homes into operations.
  • Support Sales and Aftercare teams and manage risk and milestones.
  • Combine office, home-working, and on-site activity across the region.

Job description

Vico Homes is officially one of the nation’s top 50 biggest housing association builders and we are looking for a new Development Project Manager to join our ambitious Development Team.

This is a newly established position, specifically created to help manage the rapid increase in the scale of our programme as we strive toward our goal to deliver 10,000 new homes over the next 10 years.

You’ll work as part of a high-performing team alongside our existing Development Project Managers and Assistant Development Project Managers, leading on a portfolio of new homes delivery projects.

Taking charge of the construction phase, your projects will comprise a variety of delivery methods, including land-led schemes, package deals, and acquisitions, with projects being situated across our area of operation.

What you’ll do:
  • Lead of a portfolio of projects delivering new homes, comprising a range of delivery methods.
  • Manage large capital budgets, ensuring a high degree of forecasting accuracy.
  • Administer contractor and supplier payments, ensuring payments are made in‑line with our contractual obligations.
  • Maintain compliance with funding requirements, including Homes England compliance audit provisions.
  • Ensure that Vico Homes acts as a strong client by managing contract performance, whilst maintaining positive contractor relations.
  • Work in collaboration with Clerk of Works to ensure that homes are delivered to specification and quality requirements.
  • Provide direction to appointed Employer’s Agents.
  • Proactively engage with key internal stakeholders to ensure the business is kept appraised of progress and that new homes are integrated into operational services effectively and efficiently.
  • Contribute toward broader Development team objectives by providing support to our Sales and Aftercare teams.
  • Deliver effective project management for the business through managing risk, maintaining project data, reporting on key milestones, and closing out completed schemes.
  • Combining operation from the main office, home working, and on‑site activity, work flexibly across our geographical area of operations.
What we’re looking for
  • Project management experience, backed by formal project management accreditation.
  • Experience working within housing construction or high‑value stock investment programmes.
  • Experience of managing high‑value budgets and contracts, along with an understanding of associated contractor/supplier payment processes.
  • Understanding of public sector housing and the housing construction sector.
  • Someone who is flexible and adaptable in their approach, and able to respond effectively to evolving service needs.
  • An excellent communicator, who can engage effectively with both internal and external stakeholders.
