Freelance Design Manager Construction

Location - Cheshire/South Manchester
Job Type - Contract/Freelance initially
Project Type - New build Residential and Care Homes
Day Rate - £350 - £400/shift (Negotiable depending on experience)

My client are seeking a motivated and technically skilled Client Design Manager to play a pivotal role in guiding construction schemes from concept to planning approval. You ll work closely with both our internal teams and external stakeholders to ensure successful project development up to RIBA Stage 3, setting the stage for our build teams to take over.

Key Responsibilities:

  • Lead and coordinate projects from inception through to planning approval

  • Prepare schemes for seamless handover to the construction delivery team

  • Offer expert technical advice and strategic guidance throughout design development

  • Budget, procure, and manage required survey data to support planning applications

  • Assist with site feasibility assessments and technical due diligence for funding

  • Review Section 106 agreements and planning conditions

  • Produce and maintain Employers Requirements (ERs) and client information packs

  • Define and implement services and utilities strategies, including procurement of supply quotes

  • Organise and lead design coordination meetings and workshops

What We re Looking For:

  • A qualification in Construction Management (Degree / HNC / HND)

  • A minimum of 5 years' experience in a similar role

  • Proven background in care or residential sector developments

  • Strong technical, planning, and coordination capabilities

  • Full UK driving licence essential

  • Ability to work primarily from the office with some site visits
