The Opportunity

A well-established regional main contractor is looking for an experienced Design Manager to oversee projects valued from £1m to £15m across Bedfordshire, the Home Counties, Northamptonshire, Cambridgeshire, Oxfordshire and North London.

Reporting to the Main Contracts Director, you will manage the design process from tender and pre-construction through to completion. This is a senior, standalone Design Manager role working closely with commercial, operational and pre-construction teams, consultant designers and specialist subcontractors to keep design information, programme, cost and technical requirements on track.

The role is split between the company's Luton head office, project sites and client locations. Projects cover commercial, education, industrial, heritage, blue light and leisure schemes.

This is a full-time position with standard working hours of 8:30am to 5:30pm, Monday to Friday, although flexibility will be required to meet project and client requirements.

This role would suit a Design Manager with main contractor experience who is comfortable taking ownership of several projects and wants to join a stable, family-owned contractor with a strong level of repeat business.

Key Responsibilities
  • Manage the design process from tender, pre-construction and procurement through to completion and handover.
  • Oversee design delivery across several live projects and upcoming schemes.
  • Manage traditional, Design & Build and Contractor Designed Package requirements.
  • Appoint, brief and coordinate architects, structural engineers, M&E consultants and specialist subcontractors.
  • Chair design meetings, agree actions and keep consultant information aligned with the construction programme.
  • Review drawings and technical information for buildability, risk and value engineering opportunities.
  • Maintain design programmes, drawing registers, trackers and information release schedules.
  • Review technical submissions, RFIs, consultant responses and design information before issue.
  • Check compliance with Employer's Requirements, Building Regulations, CDM 2015 and the Building Safety Act where applicable.
  • Report design progress and risks clearly to the Main Contracts Director and project teams.
  • Provide design input during tenders and review Employer's Requirements, specifications and contract information.
  • Work with site and commercial teams to resolve design issues and make sure approved information is delivered on site.
About You

You will need solid design management experience with a main contractor and a track record of taking projects from pre-construction through to completion. You should be confident coordinating consultant teams, reviewing technical information and managing design risk across more than one project.

Key experience includes:
  • Design Manager experience within a main contractor.
  • Experience managing design from pre-construction through to completion.
  • A track record on construction projects valued between £1m and £15m.
  • Knowledge of traditional and Design & Build procurement.
  • Experience managing Contractor Designed Packages.
  • Working knowledge of JCT and NEC contracts.
  • A good understanding of CDM 2015, Building Regulations and Building Safety legislation.
  • Strong technical construction knowledge and the confidence to question incomplete or unsuitable design information.
  • Experience coordinating consultants, specialist subcontractors and project stakeholders.
  • The ability to manage design risk, programme, information flow and consultant performance across several projects.
  • Experience using Powerproject or similar planning software.
  • BIM or Revit experience would be useful but is not essential.
  • Clear communication, organisation and problem-solving skills.
Qualifications
  • HNC, HND or Degree in Construction Management, Building Surveying, Architecture or a related discipline.
  • Valid CSCS card supported by a recognised qualification.
  • SMSTS desirable.
  • Full UK Driving Licence.
Security & Vetting Requirements

Due to the nature of projects undertaken, candidates must be eligible to work in the UK, have been resident in the UK for the previous five years and be willing to undergo DBS, BPSS and client-specific security clearance checks where required.
