Altus Group has a new and exciting opportunity for a Real Estate Debt Valuation Consultant to join our Central London office. This role offers an opportunity to leverage your expertise and expand your knowledge in debt valuation, with exposure to other areas such as valuation management, strategy, and business development.

We are seeking a candidate with a strong technical background and understanding of valuation concepts to execute analysis, perform technical valuations, and deliver high-quality results to clients focused on debt valuation.

You will have the chance to become ARGUS certified, gaining awareness of due diligence for client acquisitions. Additionally, you’ll collaborate with prominent clients across the real estate and financial services industries, including leading banks, institutional investors, and debt funds.

Key Responsibilities:

• Manage administrative tasks that support the Altus/client process and relationships, such as asset management call scheduling, lender package reviews, and asset summary reviews.
• Communicate and meet with clients to perform appraisal management and review work.
• Apply judgment and gain knowledge in data gathering and valuation assumptions for each deal, which are critical in the valuation process.
• Debt Valuation:
• Review ARGUS and MS-Excel valuation models for accuracy and reasonableness relative to collateral for loan valuations.
• Prepare discounted cash flow models using Excel and familiarize with ARGUS Enterprise for collateral valuations. Utilize data provided by clients, such as rent rolls and operating statements, to assess risks related to underlying collateral.
• Review loan documents and external collateral appraisal reports, incorporating property-specific adjustments based on performance and business plans.
• Capital Markets Analysis:
• Use research resources like Bloomberg to understand capital market trends and their impact on loan originations.
• Discuss with the debt team to understand central bank policies, benchmark rate movements, and loan spread changes.
• Collaborate with the core Debt Team in the U.S. and regional teams to learn the business and promote the Altus brand.

Position Requirements:

• BSc in Real Estate, Finance, or a related field.
• 2-5 years of industry experience in CRE debt valuation.
• Strong technical knowledge of valuation concepts.
• Proficiency in Microsoft Excel (including v-lookups, Index/Match, pivot tables).
• Strong financial modeling skills for analyzing complex loans and assets.
• Ability to multitask, prioritize, and manage time effectively.
• High attention to detail.
• Excellent written and oral communication skills, with proactive communication habits.
• ARGUS experience is an asset but not required.
