Job summary

NG Bailey Facilities Services is recruiting a Mechanical Maintenance Technician for Manchester city centre, working Monday to Friday 08:00–16:30, with no on-call. You will service five commercial buildings, carrying out PPMs and reactive tasks on mechanical plant and HVAC systems, in line with SFG20 standards and KPI SLAs.

You should have Level 3 Mechanical discipline qualifications, BMS experience, and the ability to manage sub-contractors.

Qualifications

• Level 3 Equivalent from mechanical discipline; BMS experience and multi-skilling capability and/or HVAC certificates.
• Experience of service & repair of heating/cooling systems and other water systems.
• Small mechanical installation works (valves, taps, etc)
• M&E fault-finding
• BMS/Controls – user knowledge/experience
• Experience of PPMs to Pumps, AHUs, FCUs, Pressurisation units, Vessels, actuators, calorifiers etc.
• Legionella qualification/experience
• RAMS, point-of-work risk assessments and permits
• Managing sub-contractors (permits, escorting etc)
• Experience using CAFM system on smartphone or tablet
• Unvented hot water qualification & IPAF desirable

Responsibilities

• Carry out PPM and reactive maintenance mechanical plant, HVAC equipment, and associated building services infrastructure.
• Perform maintenance in line with SFG20 or equivalent standards and contractual SLAs/KPIs.
• Maintain plant rooms and building services areas to a high standard of housekeeping.
• Ensure work is undertaken in line with specific method statements & risk assessments and NG Bailey safety procedures.
• Provide excellent service delivery by ensuring PPM tasks and reactive works are completed within contractual SLAs to meet KPIs.
• Ensure all operational activities comply with internal regulations and external legislation.
• Capable of working without assistance and managing reactive works & small projects carried out by others.
• Complete all documentation, logbooks, certificates, and compliance records accurately.
• Identify defects, recommend remedial works, and support continuous improvement initiatives.
