Conveyancing Solicitor – Coventry
Salary: From £35,000+ (dependent on experience) | Hours: 9:00 AM – 5:15 PM | Office-Based

An exciting opportunity has arisen for an experienced Conveyancing Solicitor to join a well-established legal practice based in Coventry. This role offers the chance to manage a diverse caseload of residential property transactions while working closely with clients, estate agents, and other key stakeholders to ensure a seamless conveyancing process.

Key Responsibilities:Case Management & Legal Work:
  • Managing a varied caseload of residential conveyancing matters from inception to completion, including:

    • Freehold and leasehold sales and purchases

    • Transfers of equity

    • Re-mortgages

    • New-build transactions

    • Shared ownership and right-to-buy matters

    • Help to Buy schemes

    • Lease extensions and variations

    • Unregistered land transactions

  • Conducting property searches, reviewing title deeds, and resolving any legal issues that arise.

  • Drafting, reviewing, and advising on contracts, lease agreements, and transfer documents.

  • Dealing with mortgage lenders, ensuring compliance with lender requirements.

  • Preparing and submitting Stamp Duty Land Tax (SDLT) returns and applications for registration with HM Land Registry.

  • Ensuring compliance with regulatory and anti-money laundering (AML) requirements.

  • Addressing complex property issues, such as restrictive covenants, easements, and boundary disputes.

Client & Stakeholder Engagement:
  • Providing expert legal advice to clients in a clear and accessible manner.

  • Acting as the main point of contact for clients, estate agents, mortgage lenders, and solicitors.

  • Ensuring excellent client service by keeping all parties informed of progress and addressing any queries promptly.

  • Proactively identifying potential issues in transactions and working towards swift resolutions.

Team Development & Collaboration:
  • Working independently while contributing effectively as part of the wider conveyancing team.

  • Assisting and mentoring junior members of the team, providing guidance on legal matters and best practices.

  • Contributing to business development efforts by fostering strong relationships with referrers and clients.

Person Specification:
  • Qualified Solicitor, Licensed Conveyancer, or Legal Executive with at least 2 years of experience handling a full caseload of residential conveyancing matters.

  • Strong knowledge of UK property law, Land Registry procedures, and lender requirements.

  • Ability to manage multiple transactions efficiently and work effectively under pressure.

  • Excellent attention to detail, organizational skills, and problem-solving abilities.

  • A client-focused approach with excellent communication and negotiation skills.

  • Proficiency in using case management systems and Microsoft Office applications.
