Contracts Manager – Roofing & Rainscreen Cladding

Position: Contracts Manager – Roofing & Rainscreen Cladding
Location: West Midlands
Employment Type: Full-time

Role Overview

We are looking for an experienced Contracts Manager to oversee the successful delivery of multiple roofing and rainscreen cladding projects across our portfolio. The role requires strong commercial and operational expertise, with responsibility for managing project teams, ensuring health & safety compliance, maintaining quality standards, and achieving programme and budget targets.

The successful candidate will act as the primary client contact, ensuring projects are delivered to the highest standards while protecting the company’s commercial interests.

Key Responsibilities
  • Project & Contract Management

    • Oversee the planning, delivery, and completion of roofing and rainscreen cladding contracts.

    • Ensure projects are delivered on time, within budget, and to specification.

    • Manage multiple projects simultaneously, delegating effectively to Site Managers.

    • Prepare, monitor, and update project programmes and progress reports.

  • Commercial Responsibility

    • Take ownership of project budgets, cost control, and reporting.

    • Manage subcontractor procurement, contracts, and performance.

    • Identify and mitigate risks, variations, and potential delays.

    • Work closely with the commercial team to protect and enhance project margins.

  • Health, Safety & Compliance

    • Ensure full compliance with health & safety legislation, CDM regulations, and company policies.

    • Review RAMS and oversee safe working practices across all sites.

    • Lead on quality assurance, ensuring installations meet industry, manufacturer, and design standards.

  • Client & Stakeholder Management

    • Act as the main point of contact for clients, consultants, and stakeholders.

    • Attend and chair project meetings, providing updates on progress, risks, and solutions.

    • Build strong, long-term relationships with clients and suppliers.

  • Team Leadership

    • Manage and support Site Managers, supervisors, and project teams.

    • Provide leadership, training, and mentoring to staff.

    • Promote a culture of collaboration, accountability, and continuous improvement.

Skills & Experience
  • Proven track record as a Contracts Manager in roofing and/or rainscreen cladding projects.

  • Strong technical knowledge of roofing systems (flat, pitched, single ply, liquid) and rainscreen cladding systems (ACM, aluminium, terracotta, stone, high-pressure laminate).

  • Commercially astute with experience in budgeting, forecasting, and contract administration (JCT/NEC).

  • Excellent leadership, communication, and negotiation skills.

  • Strong organisational and problem-solving abilities.

  • Proficient with IT and project reporting software.

  • Valid SMSTS, CSCS (Black), and First Aid at Work (preferred).
