About
the role:

As Contracts Manager, you’ll be the driving force behind multiple fit-out projects simultaneously, typically ranging from £500k to £3m, overseeing a total annual project value of £5-8m.

You’ll take full ownership of contract administration, programme management and commercial performance — ensuring every project is delivered to the highest standard, on time and within budget.

Your responsibilities will include:

Leading project strategy from pre-construction through to completion and handover

*

Acting as the primary client contact, building trust and managing stakeholder expectations

*

Overseeing site teams, subcontractors and the supply chain to ensure safety, quality and brand standards

*

Managing design reviews, procurement schedules, contract documentation and variations

*

Driving financial performance, tracking costs and identifying opportunities to improve margins

*

Ensuring all statutory and regulatory requirements are met, including issuing of PC, O&M and H&S files

*

Maintaining strong relationships post-handover, identifying repeat business and upsell opportunities

Requirements:

Proven track record managing multiple commercial fit-out projects, ideally within office interiors

*

Strong knowledge of JCT contracts and contract administration

*

Exceptional client-facing skills with the ability to lead meetings, influence stakeholders and resolve challenges

*

Excellent understanding of H&S legislation, QA processes and best practice site standards (SMSTS, CSCS, First Aid essential)

*

Commercial acumen to manage budgets, variations and ensure profitability

*

Ability to drive quality, programme and safety with a hands-on, solutions-focused approach

*

Comfortable travelling to sites across London & the South East, with weekly site visits standard
