Job summary

Cardo Group is seeking a Contracts Manager to oversee social housing maintenance, refurbishment, and new build contracts across the UK. You will work with internal teams, external contractors, suppliers, and authorities to deliver projects on time, within budget, and to required standards.

• Proven experience in contract management within social housing, construction, or property services.
• Strong knowledge of housing legislation, building regulations, and procurement practices.
• Excellent project management and organizational skills.
• Ability to manage budgets, schedules, and contractor relationships effectively.
• Strong negotiation and communication skills.
• Understanding of health and safety regulations and CDM requirements.

Responsibilities

• Manage contracts related to repairs and maintenance within the social housing portfolio.
• Ensure contracts comply with statutory regulations, health and safety legislation, and internal policies.
• Monitor contractor performance against KPIs, SLAs, and budgetary targets.
• Lead on procurement activities in collaboration with the procurement team, including tender preparation, evaluation, and contract award.
• Conduct regular site visits to ensure works are completed to agreed standards.
• Develop and maintain strong working relationships with external contractors, residents, and internal stakeholders.
• Manage contract variations, change orders, claims, and dispute resolution processes.
• Prepare regular reports for senior management on progress, risks, and financial performance.
• Support sustainability, energy efficiency, and social value objectives within project delivery.
• Ensure resident satisfaction through effective communication and responsive service delivery.

Role Overview:

The Contracts Manager will be responsible for managing, coordinating, and overseeing contracts related to social housing maintenance, refurbishment, and new build projects.
