Contracts Manager - High-End Residential Near Salisbury, Wiltshire Salary £75,000 + Car Allowance + Pension + 25 Days Holiday

Blaymires Recruitment is representing an established high-end residential building contractor based near Salisbury, which is seeking an experienced Contracts Manager to join its team.

The company specialises in bespoke residential projects, including country house restorations, period and listed building refurbishments, new-build homes and extensions. Each project is individually designed, with a strong emphasis on craftsmanship, traditional building techniques and exceptional finishes.

You will join a skilled and supportive team, working closely with private clients, architects and consultants to deliver prestigious residential projects.

The Role

As Contracts Manager, you will oversee a portfolio of projects from pre-construction through to completion, ensuring works are delivered safely, on programme, within budget and to the required quality standards.

You will work closely with Site Managers, Quantity Surveyors and specialist subcontractors, taking responsibility for project coordination, contractual obligations and overall delivery.

Your Responsibilities

• Manage the delivery of bespoke new homes, complex refurbishments and listed building projects.
• Support the agreement of contract terms and manage the contractor's obligations throughout each project.
• Prepare and monitor construction programmes, identifying critical activities, key milestones and resource requirements.
• Lead and support Site Managers, coordinating subcontractors, suppliers and directly employed trades.
• Work closely with Quantity Surveyors to monitor costs, manage changes and maintain commercial control.
• Identify project risks and resolve issues affecting progress, quality or budget.
• Oversee health and safety arrangements and compliance with the Construction (Design and Management) Regulations 2015.
• Chair client, consultant and site meetings, providing clear progress updates and following through on agreed actions.
• Maintain accurate project records, manage contractual correspondence and issue notices as required.Ensure works meet specifications, quality requirements and relevant listed building consent conditions.

Your Experience and Qualifications

• Proven experience as a Contracts Manager delivering high-quality residential projects.
• A strong understanding of traditional construction methods and materials, particularly in period and listed buildings.
• Experience working with listed building consents and associated project requirements.
• Sound knowledge of Joint Contracts Tribunal contracts and the contractor's responsibilities.
• Strong programming, organisational and commercial skills.
• The ability to manage multiple projects and build effective relationships with private clients, consultants and site teams.
• A degree or Higher National Diploma in Construction Management, or a related discipline.
• Site Management Safety Training Scheme certification or an appropriate equivalent health and safety qualification.
