Job description

Job Specification: Contract Manager

Location: Multiple Contracts / Area

Office Location: Guildford & London

Reporting to: Senior Contract Manager

Employment Type: Full Time

Role Overview:

We are seeking an experienced and highly organised Maintenance Contracts Manager to oversee the delivery of Mechanical & Electrical (M&E) maintenance services across a diverse portfolio of buildings, including offices, pumping stations, reservoirs, laboratories, and operational premises. The successful candidate will lead a dedicated team in delivering planned, reactive, and programmed works while ensuring statutory compliance, operational efficiency, and a safe working environment.

Key Responsibilities of Contracts Manager:
  1. Oversee and manage all aspects of M&E maintenance services
  2. Manage the delivery of a comprehensive Planned Preventative Maintenance (PPM) programme.
  3. Oversee delivery of reactive and emergency works, ensuring contractual response times are met.
  4. Lead and develop the site team to maintain a safe, efficient, and pleasant working environment.
  5. Prepare and manage annual program of work and monthly performance reports.
  6. Ensure all site operations are compliant with CDM 2015, Health & Safety regulations, and company policies.
  7. Maintain oversight and reporting of all statutory testing and certification.
  8. Liaise with the client Estates Surveyor and ensure client expectations are met and exceeded.
  9. Develop and maintain effective stock control for critical spares and consumables.
  10. Manage subcontractor performance and approvals.
  11. Support the integration and full use of the CAFM system including logging, tracking and closing of work orders.
  12. Attend regular client meetings and represent the company in a professional and proactive manner.
Essential Skills & Experience of Contracts Manager:
  1. Proven experience managing multi-site M&E maintenance contracts.
  2. Strong understanding of HVAC, electrical, plumbing and building systems.
  3. Sound knowledge of statutory compliance and best practice standards
  4. Experience in CAFM systems and digital permit-to-work platforms
  5. Excellent communication, leadership, and client management skills.
  6. Understanding of energy and water management strategies.
  7. IOSH or NEBOSH certification desirable.
  8. Strong planning and organisational skills with a focus on detail and continuous improvement.
Desirable Qualifications for Contracts Manager:

Suitable trade qualifications, experience and preferable HNC or equivalent in Building Services, Mechanical or Electrical Engineering.

This role would be a great fit for a Mechanical Contracts Manager, Maintenance Contracts Manager or an Electrical Contracts Manager.
