Job summary

Build Recruitment is seeking an experienced Contracts Manager to take responsibility for two cladding and external refurbishment schemes across New Cross and Tottenham. You will oversee from mobilisation through to completion, ensuring safety, programme, budget and quality standards.

The role requires proven EWI, cladding and refurbishment experience with the ability to manage multiple live projects and resolve technical and programme-related issues.

Qualifications

• Proven experience as a Contracts Manager.
• Strong EWI and cladding refurbishment experience.
• Experience delivering external refurbishment projects.
• Ability to manage multiple projects and site teams.
• Strong understanding of construction programmes, health and safety and quality control.
• Confident client-management and communication skills.
• Valid SMSTS.
• Valid Black CSCS card.
• Full UK driving licence and access to a vehicle.

Responsibilities

• Oversee delivery of two live cladding and external refurbishment projects.
• Manage and support Site Managers and site teams.
• Develop, review and monitor contract programmes.
• Coordinate subcontractors, suppliers and labour requirements.
• Chair progress meetings with site teams, subcontractors and client.
• Monitor project performance against programme, budget and quality targets.
• Carry out regular site visits, inspections and progress reviews.
• Ensure works comply with specifications, drawings and manufacturers' installation requirements.
• Maintain high standards of health and safety across both schemes.
• Review RAMS, construction phase plans and site documentation.
• Coordinate procurement and ensure materials are available in line with the programme.
• Work with the design team to resolve technical queries and design issues.
• Provide accurate progress reports to senior management and the client.
• Maintain effective communication with residents and support the resident liaison process.
• Identify potential delays or risks and implement recovery plans.

We are recruiting an experienced Contracts Manager to take responsibility for two cladding and external refurbishment schemes across New Cross and Tottenham.

The successful candidate will oversee both contracts from mobilisation through to completion, ensuring the projects are delivered safely, on programme, within budget and to the required quality standards.

Role Profile

You will provide overall operational leadership across both schemes, managing Site Managers, subcontractors and the wider supply chain. You will work closely with commercial, design and resident liaison teams while maintaining strong relationships with the client and other key stakeholders.

The role requires someone with proven EWI, cladding and refurbishment experience who can manage multiple live projects and confidently resolve technical, operational and programme-related issues.

Day-to-Day Responsibilities

• Oversee the delivery of two live cladding and external refurbishment projects.
• Manage and support Site Managers and site-based teams.
• Develop, review and monitor contract programmes.
• Coordinate subcontractors, suppliers and labour requirements.
• Chair progress meetings with site teams, subcontractors and the client.
• Monitor project performance against programme, budget and quality targets.
• Carry out regular site visits, inspections and progress reviews.
• Ensure works comply with specifications, drawings and manufacturers' installation requirements.
• Maintain high standards of health and safety across both schemes.

Essential Requirements

• Proven experience working as a Contracts Manager.
• Strong EWI and cladding refurbishment experience.
• Experience delivering external refurbishment projects.
• Ability to manage multiple projects and site teams.
• Strong understanding of construction programmes, health and safety and quality control.
• Confident client-management and communication skills.
• Valid SMSTS.
• Valid Black CSCS card.
• Full UK driving licence and access to a vehicle
