Are you a driven and experienced leader in responsive maintenance operations? Join HMS, part of Torus Group, as a Contract Manager
– Responsive Maintenance and play a key role in delivering first-class maintenance services to over 40,000 homes across the
Northwest.
Reporting to the Head of Reactive Maintenance, you will be responsible for the strategic and operational delivery of our
responsive maintenance service. Managing a team of over 130 staff and a £12m annual turnover, you will ensure customer
satisfaction, cost control, and compliance across all activities.
This is a high-impact leadership role where you’ll be accountable for team management, subcontractor relationships, financial
control, customer service and health & safety governance across a busy, fast-paced department.
What you will be doing:
* Lead and manage the delivery of responsive maintenance across domestic and commercial properties.
* Manage a team of operational staff and subcontractors ensuring high performance, compliance, and service excellence.
* Oversee a budget of approximately £12 million with clear surplus targets.
* Drive continuous improvement across service delivery, customer satisfaction, technology adoption and operational efficiency.
* Ensure adherence to all regulatory standards (including Fensa, Firas, and CDP compliance).
* Represent HMS as the ‘Contractor’s Representative’ and act as a visible leader across internal and external stakeholders.
What We’re Looking For
* Proven experience in managing large-scale responsive/reactive maintenance operations.
* A relevant construction or maintenance qualification (e.g. HNC/HND, NVQ Level 4/5).
* Strong leadership skills with the ability to manage multi-disciplinary teams and develop a performance-led culture.
* Experience with financial management and service contract governance.
* Excellent communication, project management, and problem-solving skills.
* A strong focus on health & safety and customer care.
* Full UK driving licence.
