Job summary

VentxLabs is seeking an experienced Contracts Manager to oversee laboratory fit-out, fume extraction and LEV installation projects across the UK. You will work with clients, suppliers and internal teams to ensure on-time delivery, within budget and to high safety standards.

You will plan and coordinate activities, manage subcontractors and review site progress, while maintaining strong commercial control and excellent customer satisfaction.

Qualifications

• Experience in laboratory fitout, fume extraction and LEV installations.
• Knowledge of LEV testing requirements and industry standards.
• Ability to interpret technical drawings, specifications and construction programmes.
• Full UK driving licence.
• Excellent commercial awareness and contract management skills.

Responsibilities

• Manage multiple laboratory fit-out, fume cupboard, extraction and LEV projects.
• Act as primary point of contact for clients through the project lifecycle.
• Plan, programme and coordinate project activities to ensure timely delivery.
• Oversee subcontractors, site teams and specialist installers.
• Monitor budgets, variations, costs and profitability.
• Conduct regular site visits to review progress, safety, quality and programme adherence.
• Ensure all works comply with health & safety legislation and company procedures.
• Produce 2D AutoCAD layout drawings for client approval.
• Manage project documentation, RAMS, commissioning reports and O&M manuals.
• Attend client meetings, progress reviews and site coordination meetings.
• Ensure successful commissioning, testing, handover and close-out.

VentxLabs is a specialist provider of laboratory fit-out solutions, fume extraction systems and Local Exhaust Ventilation (LEV). We work with leading organisations across pharmaceutical, education, research, and industrial sectors, delivering innovative, high-quality laboratory Solutions. As part of our continued growth, we are seeking an experienced Contracts Manager to oversee multiple projects from award through to completion, ensuring delivery on time, within budget, and to the highest safety and quality standards.

The Role

The Contracts Manager will be responsible for managing laboratory fit-out, fume extraction, and LEV installation projects across the UK. Working closely with clients, suppliers, subcontractors, and internal teams, you will ensure projects are delivered efficiently while maintaining strong commercial control and exceptional customer satisfaction.

Key Responsibilities

• Manage multiple laboratory fit-out, fume cupboard, extraction, and LEV projects simultaneously.
• Act as the primary point of contact for clients throughout the project lifecycle.
• Plan, programme, and coordinate project activities to ensure timely delivery.
• Oversee subcontractors, site teams, and specialist installers.
• Monitor project budgets, variations, costs, and profitability.
• Conduct regular site visits to review progress, safety, quality, and programme adherence.
• Ensure all works are compliant with current health & safety legislation and company procedures.
• Produce 2D Auto Cad Layout drawings for client approval.
• Manage project documentation, RAMS, commissioning reports, and O&M manuals.
• Attend client meetings, progress reviews, and site coordination meetings.
• Ensure successful commissioning, testing, handover, and project close-out.
• Proven experience as a Contracts Manager, Project Manager, or Senior Project Engineer within:

Laboratory fitout – Fume Extraction – LEV installations Industry’s.

• Strong understanding of laboratory environments and containment systems.
• Knowledge of LEV testing requirements and relevant industry standards.
• Ability to interpret technical drawings, specifications, and construction programmes.
• Excellent commercial awareness and contract management skills.
• Strong leadership and stakeholder management abilities.
• Experience managing subcontractors and multiple project workstreams.
• Full UK driving licence.

Desirable Qualifications & Experience

• IOSH Managing Safely, or similar H&S qualification.
• HNC/HND or NVQ equivalent in Engineering, Construction Management, Building Services, or related discipline.
• Experience working with pharmaceutical, education, healthcare, or research facilities.
• Able to produce 2D Cad drawings.
• Knowledge of JCT contracts and commercial project delivery.
