Job summary

QTS Realty Trust in London seeks a Contract Compliance Analyst to support Property Development and Finance teams with construction contract setup and project lifecycle tracking. You will work with Workday, e-Builder, Procore, and Autodesk Construction Cloud to ensure contracts, budgeting, and billing are properly managed.

Qualifications

• Bachelor’s degree or relevant professional experience in construction/financing.
• 1–3 years of experience.
• Knowledge of construction contract documents and change management.
• Experience with financial and project management software (Workday, e-Builder, Procore, Autodesk Construction Cloud).

Responsibilities

• Provide comprehensive support to Project Managers to ensure timely milestones and scope adherence.
• Offer E-Builder support and assist with cost/budget tracking and project files.
• Create construction contracts in Workday and ensure contract compliance.
• Manage kickoff meetings to onboard new GC contractors on billing processes and system uploads.
• Submit breakout payments to contractors for multiple projects and verify documentation.
• Create and monitor Supplier Contracts and Change Orders for various projects to align with contracts.
• Collaborate with PMs, Construction Managers, and third parties to facilitate billing and change orders.
• Engage with contractors, designers, and vendors on cost and billing inquiries.
• Manage monthly pay applications and reconciliations with Accounting.
• Submit/change orders and add services as requested; ensure proper filing of contracts and closeouts.
• Assist with contract closeout, final payments, and archival of documents.

The Contract Compliance Analyst is responsible for supporting the Property Development and Finance teams, third-party consultants, and construction managers with construction contract setup and project life-cycle tracking, utilising QTS project management and financial systems, tools, and workflows.

Essential Duties & Responsibilities:

• Provide comprehensive support to Project Managers by ensuring timely delivery of project milestones, addressing follow-up items, and driving initiatives to maintain project schedules and scope adherence.
• Offer E-Builder support through integration efforts in project development, assist with cost and budget tracking, and maintain up-to-date project files.
• Provide Workday support by creating construction contracts.
• Manage and ensure compliance with construction contracts by overseeing contract setup and verifying that billing requirements are met.
• Manage and facilitate kickoff meetings to train and onboard new general contractors on billing processes, pay application requirements, and system uploads, ensuring smooth integration into project workflows.
• Key contact for development construction contracts and monthly payables including submitting breakout payments to the contractors with multiple projects, and verifying all contractor documentation has been provided.
• Create and monitor Supplier Contracts and Change Orders for Project Managers across all Substation, Datahall, and Shell projects, ensuring alignment with approved contracts.
• Collaborate with Project Managers, Construction Managers, and third-party stakeholders to facilitate billing and change order processes.
• Engages directly with contractors, designers, and vendors to address project cost and billing inquiries.
• Manages monthly pay applications, tracks payments, and ensures timely submission for processing.
• Collaborates with Accounting to resolve pay application reconciliations as needed and supports process improvement initiatives.
• Work with Project Managers to submit / track and route change orders/add services as requested for projects.
• Ensures that construction contracts, change order contracts, and substantial completion certificates are appropriately filed under legal documents in e-Builder.
• Assist with the construction contract closeout process, ensuring all documentation is completed, final payments are processed, and contracts are properly archived.

Basic Qualifications:

• Bachelor’s degree in construction management, financing, or accounting; or relevant professional experience.
• One to three years of experience.
• Knowledge of construction contract documents and change management.
• Experience in financial and project management software (e.g., Workday, e-Builder, Procore, Autodesk Construction Cloud).
• Ability to collaboratively work within dynamic and diverse team and environment.

Preferred Qualifications:

One or more years working in a data center environment.
