PROJECT/CONTRACTS MANAGER - CENTRAL LONDON - REFURBISHMENT
A dynamic and growing refurbishment contractor is seeking a Project Manager to join their team. The Project Manager will oversee 3-4 refurbishment and fit-out projects up to £1m, reporting to the Construction Director. This role offers genuine progression opportunities within a reputable company that is expanding. The position is office/site-based with one day working from home. The salary for the Project Manager is negotiable depending on experience.
Responsibilities and Accountabilities
- Conduct meetings, manage variations, deliver projects within the programme, and prepare progress reports.
- Work closely with the Quantity Surveyor on procurement schedules, budgets, and reporting.
- Delegate tasks to and support the Site Foreman, maintaining regular contact.
- Ensure an adequate workforce is available and effectively utilized.
- Manage client stakeholder communication, meetings, and expectations.
- Ensure quality standards are established, maintained, and built into the project.
- Possess knowledge of JCT contracts, issue and close out RFIs.
- Identify project variations and manage the process internally with QS.
- Complete and deliver successful project handovers to clients, including O&M documentation.
- Ensure project delivery on time, within specifications, quality standards, safety, and budget.
Technical Skills
- Solid knowledge of scaffolding regulations, construction, inspection, and comfort working at height on scaffolding structures.
- Ability to interpret drawings and a good understanding of fit-out, heritage, traditional, and modern buildings, structural works, roofing, masonry, ornate features, and façade cleaning.
H&S Compliance
- Thorough understanding of CDM 2015 regulations.
- Prepare and implement Construction Phase Plans for each project.
- Ensure compliance with H&S requirements on all sites.
- Deliver inductions and toolbox talks, record and monitor them.
- Prepare Risk Assessments and Method Statements.
- Collaborate with independent H&S and scaffold inspectors.
