Contracts Manager – Commercial Fit-Out Projects

As we continue to grow, we are seeking an experienced Contracts Manager to oversee the delivery and contractual performance of key commercial projects.
Role Overview
You will manage the full lifecycle of commercial build contracts, ensuring compliance, budget control, and programme delivery. Working closely with directors and site teams, you’ll act as a key commercial lead on high-value Cat A and Cat B office fit-out projects and refurbishments.
Key Responsibilities
Oversee JCT contracts and subcontractor agreements
Lead procurement, tender review, and contract award processes Manage cost reporting, valuations, variations, and final accounts Liaise directly with clients, consultants, and stakeholders
Support site teams with commercial oversight and progress monitoring Ensure compliance with all legal and health & safety requirements Drive value engineering and risk mitigation strategies
Requirements
4+ years’ experience in commercial construction or fit-out.
Proven track record managing contracts £1m–£10m+ in value In-depth knowledge of JCT contract forms and commercial procedures Ability to manage multiple subcontractors and supply chain partners.
Degree or equivalent in Quantity Surveying, Construction Management or similar MRICS or MCIOB desirable
