Job description

We are seeking a motivated and experienced Commercial Property Manager to join our dynamic team.

You will take full responsibility for the day-to-day management of a diverse portfolio of commercial and industrial properties, including government-occupied sites, high street retailers, multi-let offices, and Grade I & II listed buildings.

This role combines property operations, compliance oversight, financial management, and strategic development, with a strong focus on stakeholder relationships. You will also support and mentor a Graduate Surveyor.

Key Responsibilities

General Management

  • Serve as the primary point of contact for clients and tenants.
  • Respond to enquiries and resolve issues promptly and professionally.
  • Build and maintain strong, long-term relationships with stakeholders.
  • Advise landlords and tenants on lease terms and obligations.

Operations & Maintenance

  • Oversee day-to-day maintenance, repairs, and facilities services.
  • Ensure properties are clean, safe, secure, and presentable at all times.
  • Manage the tendering and procurement process for maintenance contracts.
  • Conduct regular property inspections and report findings to clients and tenants.

Financial Management

  • Oversee rent collection and arrears recovery processes.
  • Prepare and manage service charge budgets, forecasts, and reconciliations.
  • Arrange and supervise building and landlord insurance policies.

Utilities & Compliance

  • Monitor and manage utilities across the portfolio.
  • Ensure full compliance with all relevant building regulations and legal requirements, including:
  • Legionella risk assessments and control regimes
  • LOLER (Lifting Operations and Lifting Equipment Regulations)
  • Fire risk assessments
  • Asbestos management
  • Health & safety audits and assessments

Emergency Response

  • Be available to respond to emergencies or critical issues outside normal working hours as required.

Requirements:

  • Proven experience in commercial property management.
  • Strong understanding of property law, leases, compliance, and budgeting.
  • Excellent interpersonal and communication skills.
  • Ability to work independently and manage multiple priorities.
  • Full Clean driving licence

Desirable:

  • RICS qualification or working towards it.
  • Experience managing historic or listed buildings.
