Position Details

Principal Consultant - Specialising in Commercial for Residential Developers

The Commercial Manager will oversee the financial and contractual aspects of residential development projects. This includes managing a flagship project with approximately 1500 residential units (RC Frame) in Hertfordshire, scheduled for completion in about 8 years. The role ensures projects are delivered on time, within budget, and comply with all relevant regulations and standards. The ideal candidate will have extensive experience in quantity surveying, contract management, and residential construction.

Key Responsibilities:

  • Lead all commercial activities of multiple residential development projects from start to finish.
  • Manage project budgets, forecasts, and financial reports.
  • Procure subcontractors and suppliers, ensuring value and quality.
  • Negotiate and manage contracts.
  • Monitor project performance, identify risks, and implement mitigation strategies.
  • Control costs and oversee value engineering.
  • Coordinate with site teams, design teams, consultants, and stakeholders.
  • Ensure compliance with policies, legal requirements, and industry standards.
  • Assist in land appraisals, feasibility studies, and development strategies.
  • Mentor junior commercial staff and support their development.

Requirements:

  • Degree in Quantity Surveying, Construction Management, or related field.
  • Membership in RICS or CIOB is preferred.
  • Proven experience in a commercial role within residential development.
  • Strong knowledge of construction contracts (e.g., JCT).
  • Excellent negotiation, analytical, and problem-solving skills.
  • Financial and commercial acumen.
  • Proficiency in MS Office and industry software (e.g., COINS, Causeway).
  • Experience with RC Frame high-rise residential projects.
  • Understanding of sustainability requirements and cost implications.
  • Leadership and communication skills.
  • Ability to work in a fast-paced, deadline-driven environment.
