The opportunity

Expanded Structures is the specialist division of Laing O'Rourke, focusing on reinforced concrete basement, substructure, and superstructure frame construction. We are currently recruiting a Commercial Manager to join our team.

Role Responsibilities
  • Take sole commercial responsibility for a project or a section of a project.
  • Ensure interim payment applications and certifications are issued and agreed.
  • Manage, administer, and settle subcontractor accounts, including those delegated to your team.
  • Prepare and manage claims.
  • Manage staff flexibly to provide effective commercial services.
  • Lead the commercial team, including identifying development and training needs, conducting appraisals, and staff retention.
  • Negotiate with clients' representatives, subcontractors, and consultants to achieve project results while maintaining relationships.
  • Advise on contractual implications and manage commercial risks.
  • Prepare monthly contract review reports, communicate risks, opportunities, and changes transparently, and issue weekly Business Plan Review (BPR) information.
  • Ensure the contractual chain between head contract and supply chain is established and maintained.
  • Prepare monthly management accounts and contribute to the Project Execution Plan.
  • Establish project budgets from contract award.
  • Implement change control processes effectively.
  • Ensure proper execution of contract documents prior to project start.
  • Provide commercial support for work winning.
  • Undertake the role of package manager on assigned projects when appointed.
Skills & Experience
  • Experience in structural projects is desirable.
  • Experience in delivering large projects or managing an area (£25m) of a larger project independently.
  • Degree in Quantity Surveying, Commercial Management, Civil Engineering, or Construction Management.
  • Member of RICS or working towards MRICS status.
