Job description

Commercial Manager – Facilities Management
Location: Solihull (with remote working options)
Salary: £63,000 + Benefits

An exciting opportunity has arisen for an experienced Commercial Manager to join my client, a respected name in the Facilities Management industry. This role offers the chance to work across a portfolio of FM contracts valued at approximately £25 million.

Ideally, you’ll be based in or around the Solihull area, with flexible remote working available. Occasional travel to the Solihull office and project sites will be required.

Key Responsibilities:
Maintain commercial processes and procedures, driving best practice and continuous improvement to maximise financial performance.

Analyse payment mechanisms and provide operational solutions to mitigate risk review KPIs and address any commercial exposure.

Work collaboratively with contract management teams to identify and secure further opportunities.

Attend client meetings to resolve and manage commercial matters.

Administer and advise on main contract and subcontract conditions, variations, and dispute resolution.

Support contract teams in negotiating subcontractor terms and appointments.

Ensure contractual obligations are met and all billable events are captured accurately, including additional and reactive works.

Monitor payments to ensure adherence to processing protocols and manage overdue debt where necessary.

Keep invoicing WIP (Work in Progress) to a minimum and ensure aging is controlled.

Review and optimise systems (e.g., Concept CAFM, Orbit, HFM, Builders Profile) to meet contractual and financial needs.

Support the development of lifecycle plans with contract teams.

Contribute to annual budgets and forecasts alongside finance and operations teams.

Lead monthly profit reporting and cost-value reconciliation across approximately 15 contracts.

Produce and present MPR dashboards explain revenue, profit, and margin variances.

Identify and manage risks and opportunities within contracts.

Support the bid team by reviewing contractual documents and ensuring robust, commercially sound proposals.

About You:
Strong commercial experience within the Facilities Management sector, ideally on PFI, JCT, and other complex contracts.

Understanding of hard and soft FM services, including PPM, cleaning, catering, and lifecycle planning.

Degree qualified or professionally accredited (or working towards).

Proactive and solutions-focused, with excellent stakeholder management skills.
