About the Role
We're looking for a Commercial Manager to join our growing team in Hatfield, supporting the delivery of workplace fit-out and refurbishment projects across the UK.
In this role, you'll work closely with the Pre-Construction, Design and Project Delivery teams, taking ownership of the commercial performance of projects from tender handover through to final account. You'll be responsible for procurement, cost management, commercial reporting, contract administration and project financial performance, ensuring projects are delivered profitably and in line with company processes.
Responsibilities:
Quantity Surveying & Commercial Management
- Take ownership of the commercial performance of projects from contract award through to final account.
- Manage project budgets, cost plans, profitability targets and cashflow forecasting.
- Produce accurate CVRs, commercial reports and forecasts across all live projects.
- Monitor project costs and identify commercial risks, opportunities and potential margin improvements.
Valuations, Variations & Final Accounts
- Prepare, submit and negotiate client valuations.
- Identify, price, manage and agree project variations.
- Ensure project changes are correctly instructed, recorded and commercially recovered.
- Manage final account negotiations with clients and subcontractors.
Contract Management
- Work closely with the Pre-Construction team during tender and contract stages.
- Review client contracts and identify commercial and contractual risks.
- Support contract negotiations and amendments where required.
- Ensure contractual obligations and notice requirements are understood and followed throughout project delivery.
Procurement & Supply Chain Management
- Support procurement strategies and review and negotiate supplier and subcontractor packages.
- Manage subcontractor appointments and their commercial performance.
- Ensure competitive procurement while maintaining quality and programme requirements.
- Develop strong relationships with key subcontractors and suppliers.
Project Delivery & Financial Reporting
- Work closely with Project Managers throughout project delivery, providing commercial guidance and support.
- Attend project reviews and provide clear commercial and financial updates.
- Monitor expenditure against approved budgets and track project performance against business targets.
- Produce monthly commercial reports and provide meaningful analysis and recommendations to senior management.

Person Specification
- Significant experience as a Quantity Surveyor, Senior Quantity Surveyor or Commercial Manager.
- Experience managing project budgets, profitability, forecasting and cashflow.
- Experience preparing and negotiating valuations, variations and final accounts.
- Strong knowledge of contract management, commercial governance and risk management.
- Advanced Microsoft Excel and reporting skills.
- Degree, HNC or HND in Quantity Surveying, Commercial Management or a related discipline.
- Full UK driving licence.
- Commercially driven, results-focused and confident working with Pre-Construction, Project Management and Operations teams.
- Experience within workplace fit-out, commercial interiors or design and build projects.
- Experience supporting tender reviews and contract negotiations.
- Experience leading commercial processes across multiple projects.
- Experience working with JCT contracts and fit-out industry standards.
- Experience using Procore, or similar construction management platforms.
- MRICS, MCIOB or equivalent professional accreditation.
- Leadership qualities and a passion for helping shape and improve the commercial function.
