Overview

At Hill, we deliver award-winning residential developments with commercial precision and purpose. As our Commercial Manager, you'll lead a regional team of commercial professionals, overseeing procurement, cost control, and financial reporting to support high-performing, profitable projects. This is a key leadership role that spans strategic planning, people development, and financial stewardship—working collaboratively with technical, production, and pre-construction teams to ensure every project runs smoothly and delivers real value.

What you'll do
  • Lead and support the regional commercial team across multiple residential schemes
  • Oversee procurement planning, subcontractor management, and contract compliance
  • Monitor and manage financial performance, cash flow and cost reporting across live projects
  • Approve subcontractor valuations, final accounts and payments in line with Hill protocols
  • Provide clear commercial insight through monthly CVCs and revenue forecasts
  • Resolve commercial risks and challenges with a proactive, solution-focused mindset
  • Develop and mentor commercial staff at all levels—from trainees to senior surveyors
  • Support business development and contribute to successful tender outcomes
  • Build positive working relationships with clients, consultants, and supply chain partners
What we're looking for
  • Degree or equivalent in Quantity Surveying or Construction Management
  • Chartered (or working towards) RICS or similar professional membership
  • Strong experience in procurement, contract administration and cost planning
  • Track record of commercial leadership on large residential developments
  • Confident negotiating with clients and consultants on contractual matters
  • Knowledge of RC frame, traditional, or MMC construction methods
  • Skilled in financial reporting, forecasting and risk management
  • Familiar with CDM Regulations, NHBC and Building Regulations
  • Proficiency with tools such as Microsoft Office, Causeway, Mardak, and Dalux
  • Collaborative, inclusive leadership style with strong people skills
